Goodness, my end goal has changed so many times I am not sure what it is anymore. I try to focus on my short to medium term goals because anytime I set a goal further than a few years out so many unforeseen things change it is no longer valid.

YES, yes and yes! I have met several very successful introvert real estate investors. One thing I really love about real estate are the many options available to investors, and that means that many different types of people can be successful. Sure, getting out and shaking hands and kissing babies is helpful. And of course being able to talk to just about anyone is great. I am the type of person who can walk into a room and find myself in the middle after a few minutes, and I love it...but not everyone has to be that way to be successful.

If you are able to identify good deals you can be successful in real estate. Sure, you will have certain limitations and obstacles, we all do, but being self aware and finding alternatives will help you overcome the introvert thing. The internet is a huge help as you have already said. So much marketing can be done online now, so as long as you can make it through conversations you will be just fine.

Another option is to find a partner you can work together on. I am a fan of finding partners that have complimentary skills to your own. So maybe you can find someone who loves to get out there and meet and mix things up, leaving you more time to focus on the things you are good at.

Jeremy, from a fellow Kentuckian, welcome to BP. There is a ton of information here on BP about creative financing, private lenders, and hard money lenders. Finding lenders becomes a lot easier when you have some skin in the game (the amount needed varies from lender to lender).

If you are finding a ton of great deals have you considered wholesaling a few to get enough capital for a down payment on a loan...that could be a good way for you to start.

As far as private lenders go, the best advice I have is to talk about real estate investing as often as possible. There are a lot of people out there who do not have the time to invest, but given the right circumstances would be willing to lend money for a return. Many people get started with funds from family members and friends.

The smaller towns I was talking about range from 15-40K in population whereas the primary city, is about 300K.

What size town are you talking about by the way? The definition of small varies for one location to another.
