Free mentorship! Isn't that what a lot of people are coming to BP for? I could listen to stories like this all day!

Welcome to BP Jared. This is more than a website, it is a community of investors, and the more involved you are in the community the more you will get out of it. Make sure you browse the forums and the blogs and get active. You will make a lot of connections that way and learn a ton!

If you cannot find what you are looking for please let us know and we will try to point you in the right direction. Good luck!

Welcome to BP Ray. The best way to find mentors is to stay active in the rei community. That means in your local area and here on BP. Most mentors want to help people who show they can provide a return as well, so make sure you are bringing something to the table.

Good luck!

I am not a huge fan of Allure for flips but I love it for rentals. It is cheap, easy to install, and is not damaged by water. We had very few seam issues, and it seems as if most of the issues I read about happened when people did not follow all the installation instructions (rolling the seams).

As for laminate, I would definitely not put it in bathrooms. We go with ceramic tile in the bathrooms. Laminate is damaged pretty easily by water.

I second the vinyl plank floors. They make it that looks like hardwood or tile. It is cheap, very easy to install, is not damaged by water and can last a long time. I think it would work well for your ARV range.

Never heard of it but if it is Bob Diamonds there are quite a few complaints here:

The others have provided some great information above but sometimes you have to make the time. Get up early, before the rest of the family and take some time to do any online tasks you can do. And sometimes you may even need to take the kids with you, maybe a little bribe of ice-cream will convince them to sit in the car for a while so you can drive for dollars or go check on a property.

Your lunch break is a good time to make or return phone calls. Don't forget about weekends. I just spent the last 5 hours visiting two properties I have under contract to so I could finalize the rehab budget and materials list.
