Brian Burke nailed it. Small local and community banks are usually able to provide more options for these type of loans, but they are almost certainly going to require personal guarantees on the loans.

Welcome to BP Mandy! I love the idea of buying that first property and bringing your roomates, that is a great way to get started in real estate investing. They help pay for the property and then you rent it out when you move...well done!

It sounds like you are on a nice path and have a good plan going forward. I am a huge fan of getting licensed, and thats exactly what I did when I was getting started.

Have you checked out the Ultimate Beginner's Guide yet? It is a great free resource and real estate primer. I would also recommend listening to the podcasts...they are awesome.
