It is a matter of opportunity cost at this point it looks like. Are these deals common in your area? If this is a rare opportunity, than I would say it would be worth the carrying costs...of other similar opportunities come up every once in a while, wait.

Now that's better! The key at this point is to find out more about the guy. Without us knowing him there is no way we can tell you if the $500 is worth it or a complete waste. 20 hours of instruction from a crappy instructor would still not be worth $500.

That would depend on how much is invested in the property...$260 on a $1,000,000 investment would be terrible. What price range are you looking at? Also, you need to be sure your expenses are calculated properly...so many new investors grossly underestimate the expenses of owning a rental property. Read up on the 50% rule if you haven't already.

Who is everyone? What training video?

It is true you can put properties under contract for very little money, however, wholesaling is all about marketing...how do you plan on marketing (sending direct mail, purchasing signs, etc) if you do not have any money?
