Absolutely. If the numbers already work, try to make them better! From what I have seen there are some markets where there are several offers as soon as a decent deal is listed, but if it has been on the market for two weeks I would certainty try to get the price down further.

You do not have to start in the gutter, maybe try something like $61,295...I love sending non-round numbers.

150%...wow! What is the tax situation like in Chile? Property taxes specifically.

For interior we have been using Sherwin Williams Realist Beige for several years (at J Scott's recommendation). We use it in flips and rentals and have had great feedback.

Scott Smull, can you explain the advice about leaving anything about real estate or investing out of the name? That is the first time I have heard that and many of the most successful people I know have those terms in the LLC name.

Welcome to BP Charles and thanks for your service. I separated from Active Duty Air Force last summer to expand my real estate investing and pursue some other opportunities.
