Hey Ross. I have purchased my first several investment properties this year and my business partner and I had the same issue (we both work full time jobs). Luckily for us, we had a ton of interest in our properties and were able to schedule showings in the evening. We would basically tell potential tenants that we would be at the house from 6-7:30 and they are free to stop by anytime. This way we did not have to schedule 10 different showings every day.

Another benefit is potential tenants often ran into each other, which created a sense of urgency. We only had to schedule several days worth of "open showings" per property before we found qualified tenants for each.

Awesome tool! I have used several variations of rehab calculators, including one we modified and have been using for several years, but I really like the new BP calculator. My favorite feature is the nifty report that is generated...I will be using this to present to our lender, but it can also be used to present deals to partners, investors, etc.

I also liked how you could use the calculator at a basic level, or drill down into more specific inputs, pretty cool stuff.

This is a great addition and will a great tool for rehabbers and wholesalers alike. Keep the tools coming!

Welcome to BP Jaime! You have asked an incredibly broad question that is almost impossible to answer. Can you expand upon your situation?

- What kind of investing are you doing?
- What kind of partner are you looking for (money partner, lender, silent partner, 50/50 partner, etc)?
- What kind of experience do you have?
- Where you are investing?
- How much skin will you have in the game?

There are infinite ways to structure partnerships, and partners can come from anywhere. A partner could be a family member or friend, a neighbor, a colleague, someone from BP, etc.

I would recommend reading the Ultimate Beginner's Guide and listening to the podcasts...several of the guests talk about partnerships.
