Welcome to BP Blaine. Your plan for the owner-occupied mult-family is a great one. I think that is a great entry into real estate investing.

Have you read the Ultimate Beginner's Guide yet? If not, check it out.

Welcome to BP Kris. Ali Boone posted a nice list of investing areas which might be a good place to start your research. There are quite a few threads about investing out of your local area, so make sure you use the search bar at the top right to find more information.

Good luck!

Welcome to BP. I think you goals are great (and they will change as you have said). I also love the idea of living in a MF building and renting the other units, its a great starting point.

Good luck!

Welcome to BP Jake, I am not in you area but here is one quick way to find people who are...setup Keyword Alerts like "Portsmouth" , "Dover" , etc. You will get alerted anytime there is a post with those words and you can go check it out.

Anyways, make sure you check out the landlording forums, there is a ton of information there that really helped me with my first couple rentals.

Good luck!

Chetan Tandon, sorry for the confusion. You did not post much info and we had to make some assumptions. You either need to get more income or cut expenses:

- Can you get a better job?
- Can you get another job?
- Can you cut expenses (cheaper house, cheaper vehicle, cancel cable, etc)?

We are not saying real estate is not an option, but it would be much easier if you were in a better financial state to start. Are you doing all you can to save money?
