I actually think Baltimore is a perfect market right now for BRRR strategy. I think due to a lot of the negative press about Bmore over the last few years -- home prices haven't increased as much as other neighboring cities. But rents have progressed nicely. We have a TON of clients that we are managing for right now that are using that strategy. Shoot me a direct note -- happy to give you more insight into how it's working for them.

Her incentive to cancel the agreement would be the long-term relationship with you.  We find the most successful people in real estate value the relationship more than forcing someone to stick to a contract like that.  Obviously that doesn't apply to everyone.  But I'd try something like this --- "Hey, we like you as an agent and want to work with you in the future, but we just got a good opportunity from another agent and hope you are understanding.".  The unique thing about investors for agents is that it's not a one time deal since you'll probably want to buy more relatively soon -- and hopefully the agent understands that.

It all depends on what all is needed.  Those pictures are tough to say to be honest.  Roof, HVAC, plumbing -- I can't really tell from the pictures if any of those expensive items are needed.  Feel free to ping me direct if you want to chat more about the renovations costs on this one as you gain more insight.

We are a big fan of Lehigh Valley.  One of those steady markets that falls under the radar in the real estate investing world, but can produce good returns.  We host a free meetup in Allentown that has a bunch of awesome local investors who attend -- ping me if you need more info on it -- hopefully we can meet in person at some point.

I live here in Canton, the neighborhood has changed quite a bit over the last 5-10 years. Overall -- my experience is that the BRRRR strategy can work in most neighborhoods -- it really comes down to purchase price, rehab cost (if any), and what it can rent for. I guess what I'm saying is the key is finding the property for the right price, at least in my opinion.

One interesting play is to look on the outskirts of an area like Canton --- such as Highlandtown, Greektown,  or Cherry Hill -- where there's typically more available supply of properties.
