We are actually very pro-Pottstown investing. We think it's a market that will look a lot better in 5 years as it gets easier to commute into Philly as transportation gets easier.  We actually manage about 150 units there, so happy to provide some data as well if that's helpful.  It's interesting how rents are a lot higher than some of the cities west like Harrisburg and Reading.  Ping me if you want to meet up sometime to chat more about Pottstown.

For sure a higher variance year to year in the rougher areas in Harrisburg.  To me, one of the keys is to make sure you have money set aside in case you need to evict / rehab the property post eviction.  Where we see investors run into a LOT of issues is when they don't have extra money set aside.  

We manage and own a lot of properties in Harrisburg --- always happy to answer specific questions about the area / rents / etc.  We've seen some good returns, and also have seen a lot of rough turn-overs.

We use Hostetter and Hostetter for our accounting, they are out of Lancaster but I'm sure they'd be willing to work with you.  Chris Ployd is our actual accountant for 5 years now.  I always say that I'm sure there are real estate accountants in the country that find ways to save a couple extra dollars --- but they are fair, reasonably priced, responsive, and think through all the different options with us as we grow.  Ping me if you want an intro.

Yes, Pottstown does require a local contact.  It's actually a theme we are seeing --- more and more cities are moving in this direction.

We aren't a wholesaler --- but we do have a buyers network for folks that use us SlateHouse as a property management company.  Essentially we dont take a wholesale fee on it -- but connect off-market deals to buyers.  Not sure what you had in mind -- but shoot me a note if we can help at all.

As you may have heard, there are about to be a LOT of changes to the tax code in 2018. Oh, and by the way, real estate accounting was already pretty complicated. I had to spend about 10 hours this week on digging into the tax changes from a few investors that had questions and it's legit complex with a bunch of things worth knowing that the press just does not do a good job covering. So..... In January, we are thrilled to have Michael Depaul of RKL CPA joining us at the rapidly growing Pottstown meetup. Michael is an accountant who will give us the in's and out's of the main things to know about real estate accounting. But what makes this a MUST attend event is he will cover the changes for 2018. Frankly, if you own a property or if you want to get into real estate..... this event is priceless and you can't miss it. This isn't just specific to Pottstown, this is for every investor out there.

We are going to kick off 2018 with a bang. Chris Ployd, a CPA with Hostetter and Hostetter, will be the lead speaker at the Jan meetup. I am pumped -- Chris is an awesome accountant that has worked with us from the beginning. Chris will dive into the newly released tax laws and how this can impact you from a real estate perspective. If you invest in real estate OR are looking to invest in real estate in 2018 --- this is a must-have meeting. Even if you have an accountant that you work with today --- I've found it really helpful to hear another view as many of the rules aren't exactly black and white. In addition -- we will have a case study from 2 members of the group --- using real data and figures of how they made money locally in real estate. If you have a deal, please bring copies of the deal so we can put that info out on the deal table. Last year we had multiple people purchase properties they found out about at the meetup.... and we want to accelerate that in 2018.

We will also continue the real estate book sharing program. If you have an old book that you want to lend out -- bring it along! 630 Networking will kick off along with pizza and soda. This is one of the most valuable parts of the meetup. Content will start at 7PM. As always, meetup is 100% free.

I'm excited for 2018 as we continue to increase the scale of the meetup. My personal goal is to get us over 100 members attending each month!
