Craig Fuhr -- On April 4th, 2007, just one day after his 40th birthday, Craig was laid-off from his 6-figure per year I.T. Security job. Since then he’s flipped close to 500 houses in the Baltimore Metro area, as well as Phoenix AZ, Indianapolis, and Florida. He is from Baltimore and has seen it all in real estate. Ben owns and has developed hundred of units across Single Family Homes, Apartment complexes, and Short-term rentals.

Tuesday, June 13th we will have a very awesome night for real estate investors of all sizes, at 800 New Holland Ave, Lancaster on the 2nd Floor.
We have three unique, insightful speakers coming to talk about various things that are top of mind to folks in the marketplace, followed by a panel at the end. Who are these insightful speakers that will be talking?

Speaker 1: Ryan Hess. Ryan Hess started as a broker in 1996 --- and has been CEO or Managing Director for various real estate brokerages and title companies including Coldwell Banker, which he sold along the way. When he sold it, Coldwell Banker had 650 independent agents -- that is some serious real estate scale. He successfully invests himself in real estate, has sold a real estate company, has overseen literally thousands of transactions, and truly has weathered many storms through the various cycles. We will get his perspective on where he is spending time and money in 2023 in real estate, and what he sees for the next 6 months ahead. Ryan is a flat out stud in real estate, you will want to hear his thoughts.

Speaker 2: Josh Eberly -- Josh is the CEO of 717 Home Buyers -- has scaled multiple businesses to over 7 figure in revenue, and done over 100 transactions in the last year. Josh is a wiz at new age marketing, worth hearing him talk for sure. I know I have previously had multiple phone calls and texts from his marketing group looking to buy my local investment properties, so they are definitely spending on the marketing front! Josh is what I think of as part of a new age of real estate investor --- using the latest in digital tech and marketing to find deals. I'm excited to hear what he has to say about how he is structuring deals --- In particular I'm interested in there are more deals where the seller is holding their original mortgage note than previously since the mortgage has value at a low fixed interest rate. Excited to hear from someone on the front lines!

Speaker 3: BRRRR Loans --- What if I told you there was a way to get $$ in a mortgage loan at interest only payments, with NO pre-payment penalty? Nervous about locking in a long-term loan because you think (hope) rates might come down. Hear from BRRRR Loans on their unique interest only product, with NO fee for early payoff, available for a short time only for Real Estate Hackers members, at not crazy interest rates.

Finally, Chad will show the latest B Class property he bought, at a 16% IRR off the MLS. Nothing crazy, just a simple purchase at a very reasonable return that anyone can do to start evolving their own investing.

Post: Is the 1% rule dead in 2023 ?

They metric we teach is IRR. As we see it, this does the best way to incorporate everything about an investment into one metric. Historically, we wanted to see IRR around 15% for our investments --- taking into account financing. With interest higher, we are now seeing 13-14% is a more reasonable target, assuming rates dont come down in the future.

We are closing this week on a B Class property that is 13.5% IRR, $145K, will rent for $1500. We actually got this off the MLS, so it wasn't some off market deal. So, to your point, it is still possible to find a property at 1% of the rent, but I dont think that should be the overall metric of choice when trying to find an investment.

Investing in real estate in 2023 does not look like it did in 2022.
Interest rates are up. And highly unpredictable moving forward.
Real estate value has stopped its rapid incline. In some areas it's down.
Time to sell a property is starting to increase with demand relatively low, mostly driven by higher rates.
And much more to discuss.

The market has changed, and with that has opened up new options and made some other options less attractive.
Over ten years of investing, I have learned that it's important to understand market dynamics each year, and then update our investing strategy off those dynamics.

Many of the same investing principles are exactly the same. But as a real estate investor, we are making some specific changes in 2023 to make use of the changes in market cycle.

On Monday, March 27th --- I will share how we are attacking the market in 2023.
For example, something I haven't done in 2023 we are doing in 2023 for the first time, I will show you what we are doing and why we think everyone should employ this tactic.

We will open up time for commentary to get others thoughts on investing in 2023, as you all know there is typically no one right answer. There is a lot of $$ to be made in 2023, but some of the tactics to get there might be a little different.

This Real Estate Hackers group is designed for everyone in real estate investing: flippers, landlords, contractors, wholesalers & anyone/everyone (both new & experienced) interested in Real Estate Investing! Join us in February for a presentation from seasoned investor Darrell Eberly!

Darrell Eberly's mantra was, "I just wanted to do something that would stay done". Darrell grew up on a dairy farm near Chambersburg Pa, learning early in his life the habit of hard work and tenacity.

After being on the treadmill of "trading time for dollars" for years, Darrell's life took a significant turn at age 41 when he discovered the value of owning assets instead of trading time for dollars. His definition of an asset is :"something that puts profit in your pocket every month regardless of your health or ability to produce".

In the first 18 months, Darrell bought 29 apartments and flipped 16 houses, with only $3,800 of his own money. 7 years later in 2011, he began buying self storage facilities, which led to owning facilities in 9 states. He has traded stocks for 22 years, crypto for 4 years, and has diversified into investing in several crypto hedge funds, natural gas wells, ATM 's, early stage food production companies, cabin airbnb & timberland.

Darrell reads 1- 1.5 hours a day, and always wants to remain a "curious learner". Darrell says all of this is meaningless, without the love and support of his amazing wife Twila, with which he will soon be celebrating 40 years of marriage! 2 amazing children, Dallas and Katelyn, 6 grandkids make life rewarding. Darrell loves being outdoors , especially hunting adventures around the world, recently returning from a South African Safari with Twila and his son Dallas. Ironically, true wealth has little to do with money, it's about having options on free time, not trading time for dollars.
