While going from a $60K W2 salary job to the freedom, stress, excitement, and challenges he faced in ending with over $250K in his first year. Kornkot - One thing you could do is have a property manager confirm the rent estimate, and even walk the property for you before you buy it.... just to give you more insight on the rent you can expect.   We do this a fair amount for clients.  

Cherry Hill is an interesting neighborhood.  It's been a a little rough in the past -- but a lot of local folks are optimistic about the long-term prognosis of the neighborhood.

I agree 7 to 10% is about right for a management fee. Also typically 50% to 1 months rent to find a tenant.  On the fees side, it's a laundry list of potential fees including eviction fees, surcharges, etc.  

For what's it's worth, in Allentown we charge 7% of collected rent and 50% of one months rent to find a tenant.

My experience is that banks will look at comps in the area.  Banks are much more interested in the income approach / cap rate for commercial appraisals -- typically 5 units or more.   We have also bought a lot of properties like this over years -- let me know if you have more questions.

I'd suggest talking to Jason Filippou.  Works with a bunch of investors and owns investments himself.  Good dude.  Ping me if you need his contact info.  

Also, let me know if you want rent estimate guidance, we do that for a bunch of investors.
