This month we will have Chad Gallagher speak on how to best utilize the BRRRR method of real estate investing, and all the various lessons learned over the years. BRRRR stands for the following: Buy, Rehab, Rent, Refi, Repeat..... a term coined initially by BiggerPockets. While this is great for Buy and Hold investors, this is also a topic that flippers should understand as well (which we will cover in the meetup).
For the meetup, we will go through real-life examples ---- both successes and failures --- to show many examples of how to buy smarter using the BRRRR method. What is most attractive about the BRRRR method is you do not necessarily need a lot of money initially out of the gate to invest using this method of investment.
Specifically, we will cover the following....

  • Who is a good fit for BRRRR investing
  • How to find good BRRRR properties
  • What types of properties we see the highest rate of failure with for BRRRR deals (so you get an idea of what to try to avoid)
  • Private money lenders that are a good fit for BRRRR investing
  • Specific banks that are a good fit for the long-term financing and have actually been used by Chad and his clients
  • How to make sure the property cash flows after the refinance -- including estimating rent and rehab costs
  • Why this form of investing is less competitive right now than multi-family complexes
  • Specific examples showing how deals ended up over time
  • Open Q&A

This month we will have the Lancaster meetup at the Lancaster Hive Co-Working Office for the first time, the new home for the meetup. The Lancaster Hive is located at 800 New Holland Ave, Lancaster -- on the 2nd floor. It's a perfect space for the meetup as there is enough space for 100+ people in the large co-working space that has just been rehabbed and plenty of parking in the back. To get there, come around to the back of the building and you'll go up the stairs to the 2nd floor.

In September, we will have two great guest speakers join the Lebanon Real Estate Hackers Meetup....... Ted Conley and Carl Stumpf.

Ted is the Assistant Chief County Assessor/GIS Specialist/Clean and Green Co-ordinator.
Carl is the Chief Appraiser- handling all Commercial/Industrial/Developer properties

Should be fun! Learn how appraisals get set, how taxes get assessed, how to appeal assessments. Potentially more interesting, these guys see a LOT of data ---- where would they invest if they had to pick a location to invest in Central PA? Yes, that's all up for grabs this night!

ALong the way, Mike has invested across a variety of opportunities and learned a ton about what makes for a successful investment vehicle. Active and Passive investing are very different types of investment vehicles --- he will tell investors what he has learned about each and how to vet opportunities in each bucket.

Clear your schedule for Tues, Sept 10th. This is an absolute must attend event. Josh McCallen will be speaking at the Lehigh Valley Real Estate Hackers meetup this month at the Allentown Brew Works. I've been blessed to have gotten to know Josh over the last 6 months, and I have learned more from him than anyone else I've met in a long time.

Some people rehab houses. Some people rehab apartment buildings. Josh rehabs multi-million dollar resorts. And when I say "rehab" --- I mean everything from business model, construction, culture, crew, sales, passion, technology, etc etc etc.

Josh will take you through his latest project --- Renault Winery. This is a $15M+ project --- that he acquired inside a syndication using the BRRRR strategy. Yes, that's correct, he BRRRR'ed a winery and wedding resort. Unbelievable.

To make this even more sexy, it turns out that Renault was in an opportunity zone, and Josh will go through what that means in real life to operate a project in an opportunity zone. This isn't some boring accountant talking to you about Opportunity Zones or HGTV land that isn't real. This is "hey -- I just saved a LOT of investors a LOT of money from Uncle Sam b/c they invested in Renault, and here's why".

If that wasn't enough, Josh's master plan is essentially to create the next Hilton brand for resort locations (he's humble and won't describe it like that, but trust me that's what he's building). It operates under the title "Viva Me". He will explain the Viva Me principles which everyone can take something from, and how he can manage hundreds of employees in each location and maintain culture and operations.

If you are looking to get into real estate, I can't think of a better person to meet than Josh as he has built all of this from the ground up.
If you already own half of Allentown -- this is an event that will help you turbo-charge your ambitions and goals.
If you have a business partner -- this is a good one to bring that person to.

Parking can be a little tricky at times, so you may want to leave a few min early. There's a big lot to the right of the Brew Works that seems to work ok for parking after 5.
