Personally -- I think a B Class neighborhood is the best place to go for your first property.  While we think there are good and bad buys in every class.... we feel strongly that B Class typically has lower risk than other classes and is a great way to start out.  We can totally help talk through what neighborhood that means in the NJ / Philly DMA market.

Thanks Yonah!  Brielle -- feel free to shoot me a direct note as well if you'd like.  We typically like to manage the property in it's entirety for owners, and then they get access to our full complement of contractors who are insured, and 100% employed by us.

I like to recommend investors new to an area start out in B to C+ class type neighborhoods.  Much less variance on those deals overall.  A place like Dundalk would be a good place to start your search in Baltimore.

Just a note in comparison to Trenton (since that was mentioned above) --- we do see much lower eviction rates than Trenton for sure.  If you want to talk to the local PMs for more detailed.... highly recommend coming to one of the local meetups in Princeton or Trenton.

Roland Pott is a Realtor(R) and serves as the Broker of Record for the New Jersey division of Slatehouse Propery Management. He got his start in the real estate business by opening a restaurant called the Urban Word Cafe in 1999 at 449 South Broad Street, Trenton NJ and then developed and built out several adjacent properties into entertainment retail and office space across from a sports arena. He went on to run a live music venue with national touring acts and then graduated to other mixed use real estate development projects and brokerage.

Current brokerage assignments include office leasing and sales in the Statehouse Historic District with an emphasis on trade associations, legislative affairs clients and other professional firms. He has also market a number of restaurants and liquor licenses, a series of bank owned properties in Central New Jersey and represented buyers, including a cleaning plant, a gym, a pharmacy, a distillery, a compost recycler and a sculpture foundry.

In addition to brokerage work, Pott has developed and either sold or continued to own a number of development projects, specializing in urban revitalization, change of use and historic renovation.

Current development projects in his portfolio include a 22 unit residential new construction project near the Trenton Transit Center, a 6000 SF mixed use development in downtown Trenton and a 10 unit change of use residential condominium project in Princeton and an 8000 SF artist studio and gallery buiding in partnership with Isles, Inc and Trenton Downtown Association.

Mr. Pott serves on the board of directors of the MidJersey Chamber of Commerce and as Vice President of the Old Mill Hill Society representing one of Trenton's downtown historic districts. He Co-Chaired the Mayor's Trenton Train Station Advisory Committee and has served on the Trenton Green Team.

He was the Client Services Director and worked hand in hand with FNMA's REO HQ's along with their agents throughout the mid-atlantic territory.

This will be a special meetup. We will be meeting at The Hill School in downtown Pottstown. The guest speaker, Paul Fulmer, is an alumni of The Hill School, and a very experienced expert in real estate. Paul is an adviser and developer with NAI Commercial Partners. Paul has a wide range of experiences including developing premier commercial projects that started out as old run-down buildings.
