This month Pottstown Meetup speaker will be Paul Sloate, of Green Drake Advisors, to talk about where we are in the current economical cycle, and more important what you can do about it.

With real world experience from investments in over 2,000 companies over the past 30 years, Paul possesses a unique perspective on the reality of strategy, markets, technology, positioning, and competition, and on how the economy truly works. Currently serving as the Founder and Chief Executive Officer of Green Drake Advisors, he has spent over 30 years advising individuals, families, businesses, and institutions on wealth management, wealth planning, and global economics, serving in senior roles with companies such as Wellington Management and BlackRock Financial Management.

Mr. Sloate has appeared on TV on numerous occasions to share his expertise with the public and hosted Money Matters TV for many years. In addition to his time given to sharing his knowledge, Mr. Sloate has served on industry bodies such as the Financial Accounting Policy Committee of the Association for Investment Management & Research.

Outside his work, Mr. Sloate is highly involved in the Philadelphia community. He supports numerous non-profit organizations, serves on the Advisory Board for Whetstone Technologies, serves as a judge for the annual Wharton Business School start-up competition, serves as co-founder of a non-profit creating technical vocational schools for inner city youth, and lectures often in the Philadelphia area on investing and economics.

We have a really interesting meetup Tues night. We have learned a TON from the folks at CR Property Group, so we are going to have them talk Tues night, June 18th, at the Lebanon meetup. These guys are REALLY sharp. Check out these #s....
-- Over 250 rehabs a year (combo of flips and rental rehabs)
-- Avg rehab size of $45K
-- Have done over 3,000 rehabs in their company history. That's insane.

We did a syndication in South Central PA.  We used Barley Snyder.  Let me know if you want the exact lawyer we used.  He was fantastic.  We ended up raising $2M, and he did a great job explaining all of the rules and policies we had to adhere to.  Quick turn-around as well.

This will be one of the best meetups of the year. Josh McCallen is an amazing investor and re-developer of Resorts. Josh has spent most of his career re-developing resorts for other investors. Recently, Josh took over the Renault winery at Egg Harbor as the owner and syndicator --- turning over the winery into a top wedding destination, and vineyard again.

One of Josh's secrets is Vivamee Hospitality -- his approach to customer service and creating an amazing experience for guests.

Josh also hosts the podcast "Capital Hacking" -- where he meets with some of the smarts folks in the capital raising industry to learn their secrets. He'll share much of what he has learned through meeting with those amazing people, and raising his own syndication.

I can't wait to hear everything Josh has to share with the group!

If that's not enough --- Matt Faircloth will be doing a small group mastermind at 530 PM for those that are looking to go over any immediate investing questions they have in their own portfolios.

Greg - 

I'm local to Baltimore.  Live in Canton.  I'd be happy to chat with you about this specific opportunity.  One thing I believe REALLY strongly about is that C and D properties have really high variance.  We've made some of our best investments on streets like you are mentioning.  And also some of our worst investments in that area.  So just take your time on analyzing it.  Similar to these folks points - I think you want to be conservative on vacancy rate estimates and maintenance costs just because you'll see more unit turns in that area.  But I'd be happy to go over your numbers with you as well as give you a rent estimate if you want based on other rentals we manage near there.  Just ping me.
