$5K sounds high to me.  We also use Ryan at Red Rabbit Insurance for our rentals, saved us a ton.

The 2020 Next Generation of Real Estate Investing Conference has been officially announced for April 3-5 in Lancaster, PA!

This is the inaugural conference hosted by Real Estate Hackers. The Next Generation of Real Estate Investing is going to be the largest real estate investing conference that Central PA has ever seen!

Advice would look similar to most areas.  Work with an agent who is from Allentown and has experience in understanding rental rates from area to area.  Be realistic of the rent and how much work is needed to get a property rent ready..... assuming current tenants probably won't stick around when you acquire the property.  A few unique landlord rules, but not anything too crazy.  Allentown is a great place to invest, just need to have a good local team to work with.

Eric Brewer is the owner and CEO of CR Property Group. Since beginning in 2006, the company has bought, renovated, and sold over 1,000 homes in York. He has an extensive background and experience in the acquisition, rehabilitation and sale of real estate.

Joseph Colasuonno is a local developer and landlord who specializes in distressed and value add multifamily real estate in Allentown. He purchased his first property along with his father and younger brother in 2010 at the corner of 8th and Turner at the age of 24 with a 12% interest hard money loan. Today, he owns and manages just under 400 apartments in the Allentown city limits, and manages them all in house with his office manager. He continues to run his business with his father and younger brother and is recently looking to expand into some ground up residential multifamily projects in the area.
