BRRRRing in Baltimore?

Hey! anyone out there using the BRRRR strategy in Baltimore? (rhetorical question of course) I want my next deal to be a BRRRR instead of a flip and wanted to know what neighborhoods people are having success in or recommend. If you are, have, or will BRRRR in Baltimore, I would love to talk to you, thanks!

Got 17 properties in Baltimore City and Baltimore County(3 in Baltimore City, the rest in the county, with another 5 under construction). All BRRR properties, don't have a dime of my own money into any of the 17, same will go with the five being rehabbed. You just gotta put in the work into finding the properties, finding good contractors, and finding the right long term debt(local Banks and private lenders). Most people just don't want to put in the work, or think by going cheap with contractors that they will make deals work, which isn't the case.
