I have managed to create a proprietary list of leads for my local investing area. The problem is that my massive list contains about 22k vacant properties, which I wont do anything with.

At least one local investor is willing to purchase the entire 22k but I have NO CLUE how much to charge him for them.

I have always created my own leads lists and never purchased them from listsource .....so I don't know what the going rate would be for such leads from that angle either.

Any help on what to charge?

Does anyone here have any experience marketing an ebook? Specifically a RE-related ebook....?

I have written one and its geared to real estate investors and real estate agents. While I am tweaking it and getting it ready to sell, I have come to realize I don’t know how to market it. I have been encouraged to join clickbank.com because they help market your ebooks in exchange for a chunk of the profits. Anyone have any experience with them?

I feel a bit lost. Who can I go to for advice on the layout? On marketing? On pricing?

Based on the interest generated during a free giveaway period I did with local investors, there appears to be a lot of interest and I have gotten some excellent feedback on it. That tells me I have a decent product.

Whats next?!

So, please wait until after thanksgiving week.

Save your money!

I got burned by sending mailers over the last couple major holidays and got almost no calls. Ugh.

Learn from my mistake and don't send this week!

Honestly, I have learned a lot since creating those scripts and they are not the best tool for you. They spend too much time on the house and not enough time on the seller, their motivation, and planting doubt in their minds about their asking price.

Do me and you a favor--buy Bill Guerras course "How To Talk With Real Estate Sellers." It will totally blow your mind and cause you to throw away my script.

Hi Gang!

1. I have listened to a bunch of podcasts; many of the ideas above came from a bunch of different Joe McCall podcasts as well as others. They are just random ideas I heard and kept track of. Thought I would post them for fun. I have not used all of them ...but will eventually.

2. Yes, that was from a rent-to-own program, or lease option program. There are credit repair agencies you can hire to help improve your credit and eventually help you get a home loan. In the case of lease options/rent-to-own, investors who are honest do everything they can to ensure their tenant buyer will be able to buy the house at the end of the 1-3 year rental term. To help make that happen, honest investors require their tenant buyers to participate in one of these credit repair programs to increase the chances they will successfully complete the deal.

3. The virtual notary was mentioned for investors who are virtually working deals in other parts of the country and may need virtual support to help them accomplish this task. Joe McCall mentions the state of Virginia allowing virtual notaries to notarize documents with other people who are not physically together in the same place by chatting through online programs and using webcams to show your IDs to the notary. Once that is complete, all other states must accept the Virginia (virtual) notarized document. Pretty interesting but I haven't actually used it.

4. The heat maps is great for finding which zip codes to focus on, especially if you are looking to invest in a new area that you are not very familiar with (ie virtual investing).

Some Random pointers I picked up from Joe McCall and Cris Chico...

Find a way to make each “house for sale” email that oyu send to your buyers look like it is going only to one buyer; Don’t shotgun email out and BCC people. Send to individuals. It needs to be individualized for effectiveness.

Consider using Docusign for electronic signatures (when working with absentee buyers/sellers)

Get list of expired MLS listings, then buy customized post-it notes (), hire people from craigslist to put post it notes on expired houses (to look like you were driving by and spotted it and then left a note). Multiple addresses can be plotted using for efficiency.

Use Slydial.com to dial directly into voicemails (phone doesn’t ring). This allows virtual assistants to call numbers from craigslist ads and pitch lease/options, or allows VAs to return calls at night time (if VA is located in another country) without ringing American cell phones in the middle of the night and pissing people off.

Callfire.com or for call blasts; automatically calls and plays recorded messages

Use Jing/camtasia/screenr to record videos of your computer screen (for creating training videos for your virtual assitants)

Use Odesk/elance/Virtualstafffinder.com to find virtual help

Use Vflyers to advertise your properties; it links back to your personal website...make sure to have youtube videos of the property as well.

Create video explaining rent to own process and put it on yourwebsite....with "fill out form below" to screen tenant/buyers. Once screened, give out lockbox code to gain entry. ("Call us when you are at the house, take a look around, then call me when you are done to let us know you shut lights off and locked doors....it keeps people honest when they are letting themselves into a house.). Check out: to see their sample videos, business structure, how they are doing with social media----copy it! then put ad on elance for someone to copy their website for me.

Consider asking other investors send you THEIR "trash" leads they cannot wholesale, then use those leads for wholesaling lease options. (offer to give other investor a %).

Always learn laws of state you are doing deals in. Are lease options difficult? Are tenant laws leaning towards tenants? Talk to other investors in the area to get insider tips and build relationships.

Consider using notary at www. (might be wrong web address but they are located in virginia). They will notarize a document virtually using a webcam and have signer show photo id to webcam. Once signed, all states must honor all other states notaries (per joe mccall). Learn more about this.

Use . Free service to help you schedule followups via emails.

FIND WHERE YOUR BUYERS ARE BUYING.

1.Pick a county you are interested in targeting.

2.Google "xxxxx county heat map" and select the search result from trulia.com to view the map of the county you want to target. Under the map, click on "Median sales price" and see (based on color codes) which zip codes are the ones you want to target based on these sales prices.

3.Write down which zip codes you want to target .......lower end (rentals)? Higher end (flips)? Medium priced areas?

4.Go to listsource.com, select "create your own search," and under the Geography tab, select zip code and enter one of the zip codes you have written down, then 'add' it to your search criteria. (Keep an eye on the yellow numbers in the upper left hand corner—that tells how many leads you can buy from listsource.) Under the "Options" tab, select "absentee owned", then under the Property Tab, select "SFRs" and select "last market sale date" and check the "last 6 months" radio button. This will tell you how many absentee properties there are in that county within the last 6 months. You want to see the yellow numbers at least 25. This means there are at least 25 people who have bought investment properties in that zip code in the last 6 months.

5.Repeat this process with each one of the zip codes you have written down. The top 5-7 zip codes with the highest (yellow) numbers are the ones you want to send mailers to because they already have buyers snatching properties up. Now, buy these leads and and send them a simple letter or post card telling them you have cheap properties you are interested in selling and ask them to call you. The ones who call are your buyers.

TO FIND SELLERS:

1. Upload your lists to click2mail to send them post cards, or email your list to yellowletterscomplete.com to send them handwritten letters. The choice is yours but these two are some of the fastest and the best ways of getting in front of your buyers and sellers.

2. Buy these leads from listsource.com. These are your sellers. Send them a letter telling them you want to buy their house.

3. Upload your lists to click2mail to send them post cards, or email your list to yellowletterscomplete.com to send them handwritten letters. The choice is yours but these two are some of the fastest and the best ways of getting in front of your buyers and sellers.

You can have both lists within 30 minutes! No excuses! No Delays!

Oh, and get a FREE google Voice phone number to use on your marketing materials. Phone Scripts are all over the BP forums. Find them. Use them. Experiment with different ones to see which you like the best.

This should get you started. NO WAITING. READY, SET, GO.

Once the calls start coming in, make your way back to these forums to ask the unique questions you encounter. :)
