Thanks, @Steven Leigh

Thanks everyone. Great thread.

Hi all. Thanks!

@Nate Howard I spoke to her yesterday. She has only one upcoming house and its out of our price range.

@Ryan Parnow Thanks. Ill call them tomorrow.

@Deanna McCormick Yes, ma'am.  :)

Thanks for sharing.

Hello. I recently relocated from Pittsburgh to Iowa and I am trying to help my niece locate a house she can buy as a rent to own (lease/Option) or via contract.

Are there any heavy hitters from Cedar Rapids here who are moving houses using L/Os or contracts?

Thanks!

Listing properties? These are data lists -- excel spreadsheets, essentially. No different than any other list broker selling names and addresses (compiled lists). Not sure what you are getting at.

Thanks for letting me know its done all the time. How?   :)

Hi all.

I am pretty good at getting mailing lists that few others are able to get (In one particular county, anyway).

However, I am considering building a website where I can sell the unique mailing lists that I am acquiring, merging, purging, cleaning, etc.

Do any of you have experience in building a site that will allow you to sell mailing lists through?

If so, could you reach out to me? I need some advice.

Thanks!

KE

@Jay Helms I found some private lenders through the local reia and never sent the letters. I suspect they wouldn't have worked anyway. Lenders are gained via trust, introductions from mutual friends ....in my experience.

Any of you Pittsburgh investors need a guy who can go to properties, take pictures, estimate repair costs, negotiate with sellers, and get contracts signed for you? (You might refer to him as an ‘acquisition manager’. I refer to him as a CLOSER.)

If so, I have a guy you might want to call. (no, its not me)

He is a former salesperson who is now a full time REHABBER and he is just getting into wholesaling. He is energetic and loves the art of the deal so he is born to wheel and deal.

I recently turned him loose on a deal of mine that had gone cold. Not only did he bring it back to life, but he also go the contract down $23,000 below what the owner told me she wanted to sell at. SOLD!

Anyway, between his flips, he wants to participate more actively in wholesaling but I don’t have the deal flow to keep him busy. That’s good news for you!

He can be your boots on the ground!

He can take pictures, negotiate, and get purchase agreements signed. Of course, he will want a cut of the deal...so, dont waste his time offering $20 to make your deal happen.

Hit me up and I’ll give you his name and phone number.

Thanks!
