No problem Derek. Since I see you are from Iowa (my home state) so I will post this website on here for you as another resource: http://beacon.schneidercorp.com

It shows real estate records for several states including Iowa. Some counties are on there while others are not. Maybe your is.....check it out. If so, type in your address and see what you can find out! Good luck

Thanks Tiffany. Now, GO MAKE MONEY WITH IT! :)

Stephen, that is a very, very broad question. The amount of work varies.... and the amount of profit also varies. It depends on how good you are at minimizing effort and maximizing profit. :)

Hi all. I saw this post on (Tim Ferriss' website) and it offers some templates for sending emails to your Virtual Assistants. http://www.fourhourworkweek.com/blog/2010/11/02/virtual-assistants/

I wondered if anyone (here, or in guru land) shares their own templates that they use to train their VAs? Many of us do the same things (pulling leads from listsource, using click2mail, etc.) so I figure plenty of people have materials already developed to train their VAs. Why invent the wheel?

Anyone?

Thanks!

Ken

Sorry guys! I somehow deleted a portion under TO FIND SELLERS:

TO FIND SELLERS:

1. Repeat steps above, except remove the criteria “Last market sale date”…..of last 6 months. Instead, change the criteria to properties that have been owned for more than 10 years (some folks prefer 7 years….choose your own). The yellow numbers will now show you how many absentee owned properties there are in your sip codes. NOTE: Instead of using zip codes, you could do this entire listsource.com search of a whole county; I only recommend the zip codes because its more targeted.

2. Buy these leads from listsource.com. These are your sellers. Send them a letter telling them you want to buy their house.

Upload your lists to click2mail to send them post cards, or email your list to yellowletterscomplete.com to send them handwritten letters. The choice is yours but these two are some of the fastest and the best ways of getting in front of your buyers and sellers.

You can have both lists within 30 minutes! No excuses! No Delays!

Hi all. Glad to see the forums are still booming! I havent been around much lately but here are some tips for new guys (afterall, isnt that a key purpose of BP?). Ha! :)

Before anything else you must first FIND WHERE YOUR BUYERS ARE BUYING.

1.Pick a county you are interested in targeting.

2.Google “xxxxx county heat map” and select the search result from trulia.com to view the map of the county you want to target. Under the map, click on “Median sales price” and see (based on color codes) which zip codes are the ones you want to target based on these sales prices.

3.Write down which zip codes you want to target …….lower end (rentals)? Higher end (flips)? Medium priced areas?

4.Go to listsource.com, select “create your own search,” and under the Geography tab, select zip code and enter one of the zip codes you have written down, then ‘add’ it to your search criteria. (Keep an eye on the yellow numbers in the upper left hand corner—that tells how many leads you can buy from listsource.) Under the “Options” tab, select “absentee owned”, then under the Property Tab, select “SFRs” and select “last market sale date” and check the “last 6 months” radio button. This will tell you how many absentee properties there are in that county within the last 6 months. You want to see the yellow numbers at least 25. This means there are at least 25 people who have bought investment properties in that zip code in the last 6 months.

5.Repeat this process with each one of the zip codes you have written down. The top 5-7 zip codes with the highest (yellow) numbers are the ones you want to send mailers to because they already have buyers snatching properties up. Now, buy these leads and and send them a simple letter or post card telling them you have cheap properties you are interested in selling and ask them to call you. The ones who call are your buyers.

TO FIND SELLERS:

1. Upload your lists to click2mail to send them post cards, or email your list to yellowletterscomplete.com to send them handwritten letters. The choice is yours but these two are some of the fastest and the best ways of getting in front of your buyers and sellers.

You can have both lists within 30 minutes! No excuses! No Delays!

Oh, and get a FREE google Voice phone number to use on your marketing materials. Phone Scripts are all over the BP forums. Find them. Use them. Experiment with different ones to see which you like the best.

This should get you started. NO WAITING. READY, SET, GO.

Once the calls start coming in, make your way back to these forums to ask the unique questions you encounter. :)

If you want to learn more, search google for Cris Chico or Joe McCall. I am not affiliated with either, but have watched some of their videos and read some of their materials and got most of the information above from them.

Thanks all.

Morris Lucas I did not target specific zip codes when i did these mailers. In the future that might be different. I am readjusting my game plan currently.

Eric Benzenhoefer You can search for the websites yourself (as the keyword) in the upper right hand corner of your screen. That will bring up the results/comments/recommendations for each one so you will be in a position to make an informed decision. I hope this helps.

Jerry Kisasonak Can you post details about the next RE gathering you are setting up? That will allow some of these folks the chance to get together. My schedule is crazy these days and I wont be able to attend most likely if its on a Thursday night.

You are welcome. I hope it helps. Keep in mind, though, that all of these ideas (except the first two) were taken from BP, other REI websites, and even some youtube videos. So, I cant take credit for them at all.
