Selling leads? How much to charge?

I have managed to create a proprietary list of leads for my local investing area. The problem is that my massive list contains about 22k vacant properties, which I wont do anything with.

At least one local investor is willing to purchase the entire 22k but I have NO CLUE how much to charge him for them.

I have always created my own leads lists and never purchased them from listsource .....so I don't know what the going rate would be for such leads from that angle either.

Any help on what to charge?

It all depends on the type of lead. That guru that pays $5 is one cheap * but if his bird dogs will work for that they should start looking for another investor to feed and charge more. I pay $25 for decent general leads. If one out of 8 works out, I got a deal for $200, that is cheap. But I want to keep them motivated, so they get a nice bonus check when I close.

I had one guy whose leads almost always turned into a deal. He wanted just to be paid when the deal closed and the price was $1,000. I had no problem with that, even if the deal only turned into a few thousand it was still a cheap price. I got some money in my pocket and he got his. And his leads generally produced at least $20k as an average for me. I would pay $1,000 per deal all week long.
