Quick and Dirty way of getting buyers AND sellers...

Hi all. Glad to see the forums are still booming! I havent been around much lately but here are some tips for new guys (afterall, isnt that a key purpose of BP?). Ha! :)

Before anything else you must first FIND WHERE YOUR BUYERS ARE BUYING.

    1.Pick a county you are interested in targeting.

    2.Google “xxxxx county heat map” and select the search result from trulia.com to view the map of the county you want to target. Under the map, click on “Median sales price” and see (based on color codes) which zip codes are the ones you want to target based on these sales prices.

    3.Write down which zip codes you want to target …….lower end (rentals)? Higher end (flips)? Medium priced areas?

    4.Go to listsource.com, select “create your own search,” and under the Geography tab, select zip code and enter one of the zip codes you have written down, then ‘add’ it to your search criteria. (Keep an eye on the yellow numbers in the upper left hand corner—that tells how many leads you can buy from listsource.) Under the “Options” tab, select “absentee owned”, then under the Property Tab, select “SFRs” and select “last market sale date” and check the “last 6 months” radio button. This will tell you how many absentee properties there are in that county within the last 6 months. You want to see the yellow numbers at least 25. This means there are at least 25 people who have bought investment properties in that zip code in the last 6 months.

    5.Repeat this process with each one of the zip codes you have written down. The top 5-7 zip codes with the highest (yellow) numbers are the ones you want to send mailers to because they already have buyers snatching properties up. Now, buy these leads and and send them a simple letter or post card telling them you have cheap properties you are interested in selling and ask them to call you. The ones who call are your buyers.

TO FIND SELLERS:

1. Upload your lists to click2mail to send them post cards, or email your list to yellowletterscomplete.com to send them handwritten letters. The choice is yours but these two are some of the fastest and the best ways of getting in front of your buyers and sellers.

You can have both lists within 30 minutes! No excuses! No Delays!

Oh, and get a FREE google Voice phone number to use on your marketing materials. Phone Scripts are all over the BP forums. Find them. Use them. Experiment with different ones to see which you like the best.

This should get you started. NO WAITING. READY, SET, GO.

Once the calls start coming in, make your way back to these forums to ask the unique questions you encounter. :)
