Hi Marina,

This is a great time to visit our city! Bottleworks is a fun new/trendy area to stay and explore. Also, the Conrad downtown or the J.W. Marriott are also popular. I would suggest driving around to different areas of our city and make notes on areas that fit your model. Having an agent would also be helpful in doing that efficiently. What kind of properties are you looking to potentially buy? If you're targeting small MFH, you'll find more of those downtown and greater downtown areas. Just outside of the city is pretty suburban if you're looking into the SFH game. Happy to be a resource, please let me know if you have any questions.

Congratulation!  A lot of our clients that are just starting out will start slow if it's their first investment property.  Once they gain comfort and experience with the process they buy more (if that's their goal).  Building a good team is really important in this process and you kind of need to go through the process to build that trust.  Good luck and congratulations!

Hi Alyssa, I'm a local PM and Broker and have spent much time in these area and know them well. I thought I'd add my two cents:

46219 - The crown jewel of this zip code is Irvington which is where Butler University was founded prior to moving further North. Irvington is a really cool and unique community. The South end of Irvington near Brookville road is not a nice as the other areas of this community.  The Little Flower neighborhood is located just North of Irvington and is also a historic neighborhood that has seen some attention.  Next in line is Community Heights which is pretty inconsistent.  I implore you to look very carefully at specific streets as these neighborhoods are very inconsistent.  

46203 - This encompasses a lot of areas.  As you may be aware already, the best of this area is Fountain Square, Fletcher place, Garfield Park and Bean Creek.  GF & BC are definitely areas that have seen growth.  FS & FP are trendy/expensive downtown markets now.

I love the fact that you've decided to make the trip out.  It will provide you soo much value to just drive around these areas and get to know them better.

I like all the suggestions above and feel like you would be best off interviewing different management companies in your two markets of interest.  I'm in the Indy market and am with a large property management company (that also offers brokerage services) so I think I can offer a lot in this area.  I have found our market compared to Columbus quite often.  Columbus edges us in population but both have seen growth over the years.

I'll first state that I'm not in your market and don't know the nuances of it. Having said that, we do rent increases every year. Property values rise, taxes increase and you're providing a service to them and taking all the risk.  As landlords, we have a lot of responsibilities and need to be compensated accordingly.  While it might seem harsh to raise rents every year to some, it's important to see this as business and not a charity.  You may tell your tenants that any/all rent increases are reflective of the market rents for the area and your not just randomly increasing it.  Hope that helps and good luck!
