From a property management perspective, having the right tools and technology are essential.  Obviously, staffing always plays a big role too but without our technology I don't think we could have weathered the C19 storm so well.

Hi Kaiwi, we have several clients that live in Hawaii that invest here in Indianapolis. The Midwest in general has an affordable appeal for REI. You definitely need a local agent if you're out of state, let me know if you're interested in learning more about our city.

Do you have any other considerations like weather, population or proximity to oceans/mountains?  The Midwest is one of the most affordable markets but we don't enjoy great weather.  We are commutable to the mountains and oceans but not close to them.  I'm in Indy and are market is doing well. I hear the same for Columbus Ohio.

Kind of informal I guess but there are several Facebook groups that are specific to real estate investing here in Indy.  Several groups have a few thousand members. Let me know if you have trouble finding them, glad to help.

It may just depend on the market but most of our properties are viewed prior to submitting the application.  We also have an addendum in place if they don't view the property before leasing it.  We use Rently for our showing service and it's worked great for us.
