Is the demand really high in your market?  We've had sight unseen applicants before and they've been legit.  With technology nowadays, people have the capability of virtual touring so not the most unusual circumstance in line of work imo.  That being said, scammers are rampant as well.  My feelings though would be any red flags would come out in the screening process.

Hey Justin,

Our market here is doing great. 

Duplexes are really common here but there are much fewer quads unfortunately. It's really all about finding the right deal at that right time. REI has really picked up in recent years in the Midwest so be prepared to pull the trigger when the right deal arises as properties can sell rather quickly if they cash flow.

Are you in a good spot to coordinate the work with the contractors?  Having boots on the ground here locally is usually a good idea so you can make sure getting things done correctly and to spec.  The quality aspect is a rather large aspect imo. I have a client that hired different GC's to do the work only to find out they didn't do some or a large part of it.

Hey Daniel,

We specialize in market rate rents and don't wade in the section 8 market but having a good property management company is paramount to placing good tenants and setting the right expectations for how the rental property should be treated while the tenant is living there.  Happy to be a resource if that's helpful.

It may be just me but this sounds like the pea trap is dried out or there is sewage gas coming through the pipe.  That's not a justification for replacing a year old toilet.  I'd require further examination of the issue from a different contractor.
