I agree with Dhaval, if you're going to manage the entire process yourself I applaud that.  Since you haven't done that before you want to read up on what the landlords role and responsibilities.  Come up with ways to screen tenants and a lease. Prepare maintenance team to send when necessary.  Some people really enjoy that process and others don't.  Best of luck and let me know if you ever want to chat.

@Jorge Carrera Welcome to our market!  I'm a local Property Manager/Broker - I'd happy to connect with you, please message me directly if you want info on us.  I agree with what others have said the multifamily sector is primarily downtown and not found as much in outlying townships.  However, you can find smaller multifamily buildings like duplexes out there.

@Maxwell Wuensch  There are a lot of great places to invest here.  We're a pretty big city so you'll definitely want to work with a local agent to help point out specific locations.  We're regarded as a "street by street" city.  As Justin touched on, the suburbs are more consistent for sure. It really just depends on what your goals are.  We have a blog we've been doing called "Where to invest in Indianapolis" if you're interested.  I can send you a link of you DM me.

@Remington Lyman I do not invest in the Columbus market currently however it comes up all the time in the same breath as Indianapolis.  A lot of the investors we work with look at multiple markets and it comes up a lot.

Welcome! This is a pretty popular area to invest and you definitely needs boots on the ground here so you make a well educated decision on where and what to buy. Most investors we work with do not target turnkey properties and opt for more distressed homes that will command a good/decent ARV and rent value. Good PM's here have a local network that can facilitate the entire process. Happy to be a resource.

We manage SFH homes here in Indy and by and large most of our properties don't have fenced in yards. It's a really nice selling point though and it's seen as an asset for a property to most. It really just depends on where the property is located as well and how big the lot is.
