I concur with Harvey, this is definitely a seasonal market.  How we advertise our properties is very important. Just as important is application screening as well.   Glad to hear you're getting activity finally!

I agree with Dhaval, if you're going to manage the entire process yourself I applaud that.  Since you haven't done that before you want to read up on what the landlords role and responsibilities.  Come up with ways to screen tenants and a lease. Prepare maintenance team to send when necessary.  Some people really enjoy that process and others don't.  Best of luck and let me know if you ever want to chat.
