@Ed Morrison - Welcome to BP! Congrats on getting the BRRRR book and diving in. We (The David Greene Team) are in your neck of the woods. We hold meetups all the time and would love for you to check em out.

As far as OOS investing, if cash flow is your main goal there are a ton of opportunities out there in not only those sates that you mentioned, but a plethora of other areas as well.  You will get cash flow and if you factor in property management with you numbers, can be rather hands-off.

One thing you won't get in the OOS markets is appreciation like you do here in the Bay Area.  Refinancing your home is a big step, and if you are going to do that, I would want to make sure it's worth my while and put the refinanced capital into an appreciating asset that you would eventually be able to refinance, and rinse and repeat.

There are a ton of different strategies out there and if straightforward cash flow on an "affordable" property is it, I would look into Kansas City.  Even though the secret is out so to speak there, you still can find "cheap" properties that cash flow.

One tip I can give you is to shift your mindset and start thinking of and putting yourself out there as a real estate investor.  Once you have it in your head you are an investor, your confidence begins to grow, you get out of your comfort zone, and your personal growth explodes as well.

@Robert Jensen - We have clients who have bought in East Oakland and parlayed their equity via 1031 into another property (essentially trading up), and using the remaining funds to purchase a 2nd property.  East Oakland is changing (I know I sound like a broken record) and we see it along with 2 or 3 more areas becoming extremely desirable in the next few years.  Finding tenants is not usually a problem there, and most of our clients self manage.  If you run your numbers, and factor in property management fees and you are comfortable being hands off, it may be worth it to you.  Let me know if you ever want to chat!

@Danny Reed - That's awesome man!  The bay area is a prime place for appreciation you simply wont get in other areas of the country.  You then parlay that into more and more properties, and that's a springboard to building massive wealth!

@Radhika Shah - Sorry I missed you at our meetup we held last night in Oakland!  Hopefully you got some great value out of it.

Here are some tips I recommend when starting.  This is just my opinion though...

First Tuesday is an easy online class and straightforward enough to help you pass the test.

You don't need to sign up with a broker.  It never hurts to visit a lot of brokers and see which ones you are the best fit.  My opinion, the one I'm with now, the one with two letters and a last name ;) I'm VERY happy with.

You don't need to renew every year.  There are continuing education classes that are required however.  As long as you are up to date on your dues, you could never make a sale and your license will not terminate.

@Darryl Reed - Hey man.  There are plenty of ways.  SF and the Bay Area in general deter a lot of people because of the perceived sticker shock.  There are creative ways to get into a property and use the appreciation and equity to catapult into building massive wealth.
