@Elmo Dasalla - We (The David Greene Team) hold meetups pretty regularly every month.  You can find them on our events tab or shoot me a PM and I will put you on our list to get notified every time we schedule one.  We have a team member who lives right up the road from you in Manteca.  Small world!

@Lois S. - We are based in Brentwood and know the East Bay very well.  There are a lot of overlooked areas in Northern California with some opportunity.  I just sent you a PM

@Denis Dineen  - Great job!  I love the San Mateo area, and took my wife to Sushi Sam's downtown there for our first date!  I'm sure the rents in the studio will be terrific and provide great cash flow!

@Brandon Cline - We have sent mailers in two different languages before.  My thoughts are that you are covering your bases and giving them options to communicate with them in a tongue they prefer.  Whether it's English, Spanish, or Pig Latin, they will choose the best route for them with options presented to them.

Good luck!

@ALEC

@Account Closed - That's an easy and straightforward way to house hack.  Depending on your area there may not be a lot of multi families in a desirable area.  That's why we recommend the above strategy.  I know in the San Francisco Bay Area, it's a lot of track homes and subdivisions so multifamiles are hard to find in a good area.  It's all about being creative and seeing the potential others don't!  Good luck!

Hey Everyone!  We strive to hold a meetup every month in either The South Bay, The East Bay, Peninsula, or Sacramento.  We actually have one tomorrow in Oakland which you can find through the events tab on here.

The meetups are hosted by David Greene and go over information and it is a great way to network and meet like minded people as well!

Cheers!

Lindsay!  Congratulations on this deal!  This is a prime example of someone being smart, persistent, and creative when looking to do a deal.  A lot of times the sticker shock of The Bay Area deters some people who will call investing here impossible.  Great work!

Hey Alec! First off congratulations on getting engaged! House Hacking is a great way to start your real estate journey and building massive wealth. I would recommend to view each and every property with a unique eye. If you look at a property with the angle that you are figuring out the highest and best use for it according to your goals. For example, a 3/2 sfh, could a bedroom be converted into (2) separate rooms? Does a SFH have a basement, loft, ADU, etc? Those are all excellent ways to make something work that others have not found. Good luck and keep us informed!

Hey Christopher!  First off, congratulations on actively taking the steps to House Hack and start your real estate journey!

We tell people all the time, a small MF is not the end all, be all when it comes to House Hacking.

We have a lot of clients looking to House Hack as well and we are on the hunt for Single Family Homes with:

A basement

An ADU (additional dwelling unit)

A loft area

1 large room that can be converted into 2

Lots of open space in the backyard to where they can build an ADU

It really is up to you and your imagination on how a property can be used for your goals.  House Hack for a year, and move out, now you have a fully rented property, and another one that is basically paying for itself.  Repeat that cycle and THAT is how you build massive wealth through real estate.

Congratulations again, and keep us up to speed on the direction you go!
