Nervous and excited for my first investment purchase. Any advise.

Hello,

Are there any experienced investors in the Las Vegas area? I'm located in San Jose California and I'm in the process of purchasing my first Brrrr house investment in Las Vegas. I will be taking a trip to Vegas this weekend to look at potential properties that need a lot of rehab and need a contractor with experience in estimating rehab costs. Any reference would be much appreciated.

One tip I can give you is to shift your mindset and start thinking of and putting yourself out there as a real estate investor.  Once you have it in your head you are an investor, your confidence begins to grow, you get out of your comfort zone, and your personal growth explodes as well.
