@Christian Nachtrieb - Do you mind if I ask what kind of small business you sold?  I agree a high yield account in wealthfront or Ally or something like that is the way to go.  No use getting .000000001% in a traditional account.

@Dylan Barrett - Thats awesome man!  Congrats on taking some steps toward building some wealth for yourself.  Sounds like you are already ahead of the curve.  As  @Brian Garlington said, speak to a lender first.  That will save you some time and emotional stress before starting down this path.  Hard Money is always an option as well.

As far as the East Bay Area, we see opportunities for value adds pretty much everywhere.  It's simply a matter of your appetite and goals.  Do you want to flip, House Hack, Cash flow, etc?

Everyone wants to make money, and acquire properties, but not everyone has the same long term (and short term for that matter) goals.  Knowing your skill set and needs can provide you with a road map on how to hop in and do some damage!

@Justin Hale - Call, Call, Call people.  Don't email them and dont text them.  Speak to them on the phone.  You will be able to tell in seconds who is on their game, who will be helpful, and who will be willing to be on your "team".

@Erik W. - Oh I've read it...My boss (David Greene) loves that book as well and quotes it all the time.  Sometimes I think David wrote it, and used the pen name George Clason.

@Anthony Gayden - A loan on the TSP/401k account. I love it. Just another example on how to be creative to make something work for you. If I'm not mistaken, don't you get heavily taxed if the loan is not paid off within a specified time frame? I have some money sitting idle in a 457.

@Katie Par - We always tell our clients to not take most properties at face value. When looking around, have a creative and open "eye". What can you do to a property to make it work for you, or how can you maximize the income from it? There are a number of things you can do with a "straightforward" 3/2 SFH that a lot of people overlook that you would be surprised sometimes how the numbers work out.

@Anthony Gayden - Are you only able to access the funds in your TSP account after a certain age/retirement? Are you just banking that up as an additional income stream when the time comes, or simply looking to get a decent return rather than have cash piled up, waiting, not really generating anything?

@Lyman DeAnn-Gaines II First off congrats on being here on BP.  This community is full of great advice and helpful people.  Just being on here and interacting with everyone else, will help alleviate some trepidation you may have had.  Read through the forums, and listen to the podcasts.  You will see that pretty much everyone has been in your shoes and started where you are.  Very very few have been handed over the keys to multiple properties.  We have all had to overcome something within us holding us back from taking action.  But once we separate ourselves from the pack and take meaningful action, it's like an avalanche of confidence!

@Corby Goade - I couldn't have said it any better!  Do what works for you, and the goal here is to build long term generational wealth.  

@Edward Cates - Whether the returns are 9% or 10%, ask yourself will you be building equity, and will someone else be making the payments on your property ;)
