You do not see tenants pay water around here usually you could have problems finding tenants if you charge the tenants for it.

What are your plans for the property? Is 18% high maybe but if the numbers work for your plan then it might be worth it.

As Jon said try using the 50% rule I do not think MA is a good market for single family rentals most of them are the owners previous home.

I know my mls can do it so its probally best to contact a local agent.

On the agent side of the mls I can search like that if you want to tell me the details I can email you a list.

At a previous Black Diamond event they had Jonathan Moore from Omni Environmental Group I did not go to the meeting but I asked him about a property that had a partial cleanup from a home heating oil spill and he answered them quickly.

Do you have any idea what was buried if it is anything chemical/oil related I would be alot more worried than if it was metal trash. I would say you would want it contingent on clean environmental report and have someone do soil testing and if its a well have it tested also.
