A quick mls search shows the cheapest apartment rented in Framingham that was listed in the last 6 months was rented for 925 and Ashland $975 so it looks like you have room to increase rents if your building is in decent shape.  You don't see separate water in this area.

Get your license and hang at a brokerage and you can get referral fees

Something to think of is water common for the tenants to pay?  Around me unless its a single family tenants do not usually pay water and if someone tried to submeter it they would probably have trouble finding tenants.

The rule for FHA loans is if they bought it and where trying to sell it to you for a increased value I can't think of the % but if they are selling it to you for close to what they paid there shouldn't be a problem

Most likely you will have to wait for the bank to list the property before they will take offers.  They will have some real estate agents do market analyses on the property and thats where they will price it.

Thats not the mls that agents use the mls we use is local most states have atleast 1 and we have access to information on properties sold, expireds as well as current listings.

I know when I did my class about 4 years ago there was no online course approved by the state it was only classroom training

As Steve said Bellingham and Franklin are decent towns I would also say Medway is also a nice town less rentals though.  You shouldn't have a problem finding good tenants for any of those towns.
