we charge a fee they fill out the app and a form giving us permision to check credit and background that we collect the fee for.

Have you checked with local buyers to find their criteria while we talk about 70% arv in your area they may be looking for lower than that.

Is the heat seprate from the rent? I don't know what property you are looking at but did you notice 102 Southgate it is listed at $249,900 and is 2 3 familes looks like they have been trying to sell for awhile.

You would really need to know how much it will cost to fix with a house that cheap it would be easy to loose money. If it was worth $30K with the 70% rule you would need the purchase and repairs to come in under $21000. If its worth $25K fixed you would need to be under $17500.

I asume he means that with low priced properties if he gets 1500 from the seller you make up the difference not that he is charging you $3000.

You need someone that knows investment property and that does not want to sell you just one property but the rest of the ones you buy in the future. Are their any specific towns you are looking to buy in or just the general area?

You need to check comps and to find out how much work it needs before you know if its a good deal
