I will add this 1% wouldn't be bad if all the agent did was meet the client at that one house.  But in real life the agent has probably been working with his clients for weeks or maybe longer looking at properties that 1% is 2,260 minus a split to the broker say 30% leaves that agent with $1582 before any expenses for.

No you just need to budget for dealing with it in areas like mine most multifamily where built when lead paint was still used.

I have seen that same add before looks like they are trying to do deals without using  much of their money.

You have to look at if people are building new construction in the area what you have is basically a lot.

The basic answer is if you want to be a wholesalers market and find deals.

I would say sell and buy a multiunit. Right now you are just breaking even so if you can sell it and have money for a down payment on something that will make you money go for it.

Before the auction the homeowner still owns it so you would have to talk to them

Look at the other competion if they have granite then you should plan for it also.

The 50% rule is just saying 50% of the rent will go to expenses.
