Usually just the mls possibly craigslist.  What towns are you interested?

Do you know what area you want to buy in like Michael said financing will depend on if it will be owner occupied. You want to get pre-approved so when its time to make an offer you have it ready. For something undervalued on the MLS you would probably have to find something that condition will limit the financing options.

Hi its never to early to talk to a loan officer or real estate agent.  A good loan officer will look over your credit, how much down payment you have and find the best loan for you be it Fha, Masshousing or a conventional.

Have you picked out any towns you want to look at?

You are still getting a loan the only time its a cash offer is when you can show a proof of funds from your own bank account.  You can get a preapproval from some hard money lenders to send with the offer.

Usually you can close in about 45 days

How much do lots cost in the more expensive area you will probably find when you add up all the expenses that its not worth it

What type of price range are you looking in it sounds like he wants to make sure he gets a minimum of 2500 per deal

To wholesale you should really be looking for off the market properties most agents will not let there sellers enter into contract with you if they think you are not going to buy the property.  The agent probably thought you are getting the seller to sign a contract that lets you sell there house for them.
