What do the units rent for? Also hard money lenders usally lend 60-70% and usually only for 1 year terms.

Did you do a search on the phone number seems weird they can't just evict tenants in a forecloser there are laws to protect them

Prospect mortgage has a 580 + Fha program also they have a bunch of requirements like I think it was 6 months of the difference of rent and mortgage saved, no lates for 1 year, it was either 3.5 or 5% down.

Best thing to do would be having a talk with her some agents are willing to work most of the state others like staying in a certain area.

While there are properties that get listed in the $25000 range in springfield almost all of them sell near list price.

Doing rentals is good for quick money. In my area new construction just started up again. For me that means that land listings that expired a couple years ago are good targets my first call from a expired letter was someone that their agent never told them their land listing expired. Also watch for land owned by builders is good targets they could be thinking about listing it again with plans to be built.

This would not work as a rental in your best case the $2700 minus $900 a month in taxes only leaves you with $1800 a month. The purchase price even with 20% down and 4.5% interest you are looking at $1763 for a payment that would leave you negative with any repairs.
