Add a clause saying 

"Agreement subject to-partners approval"
or

"Agreement subject to 14 day inspection contingency"


Say you are set to close in 30 days, you put one of those clauses so if you aren't getting bites on your contract, you can terminate it and get your emd.

Welcome to the group Luis,

I suggest going to meetup.com and go to ALL the local Real Estate meet ups! With your current experience, I'm sure you can provide exquisite value to other investors that attend. You will meet an experienced investor in these meetups, and make sure to follow up for a coffee or lunch outside the event. Some people out there are nice and willing to give time to people like you who are hungry to learn!

You know Renee, you can get all these seminars read all forum posts and get overloaded with information but nothing will happen. TAKE ACTION! Don't be afraid to fail, as much knowledge as you consume won't matter in the technical parts of the business that you won't learn other than taking the first steps.

Don't worry about the contract, get a motivated seller infront of you, and I can GUARANTEE you some way some how a contract will appear in your hands before you know it. If you're in this 100% you will figure things out a long the way. But I will tell you right now, you will fail again and again, but you will get wiser. Whenever you fail just ask yourself "What did I do wrong, that I can do better next time this situation happens?"

Trust me on this! You will learn a lot more, it's all 80% mindset, and 20% mechanics. You already know how to do it, what I suggest is stick to only ONE marketing tactic, but dominate that space. Don't try different things at the same time.

To your first question,

Zillow RECENTLY sold are great comps that are near to the subject property, not the Zestimate.
Check out icomps.com and findcompsnow.com 

As for title, I'm sure you can ask a Title company to get you an account where you can do title search as much as you can without bugging them. :)

I suggest reading 5 paths of Real Estate! Great informational no fluff book, read and see where you feel like it would work best for you!

Post: Call Rail / Podio System

I've been using podio and have my google voice synced on there to automate my leads. I'm actually looking to use call rail to track different marketing channels. 

Currently, since I am a one man. I'm using the free version of Podio, if I was to get call rail and have it synced up do I have to upgrade my Podio version or pay extra other than call rail? I'm doing slight research I see that Zapier is a way to sync it. I'm looking to see the costs other than the $30/month with call rail!

For those who has experience in doing deals remotely and virtually. What are the KEY technical aspects needed? I already know which market I am hitting, and which zips to target. I know starting out it will not flow smoothly, but it'd be great to avoid if noticed early!
