Hello guys started my campaign this month, and I'm getting a couple letters with "Return to Address", I don't want this to be a wasted lead, how do you guys attack this specific situation?

Hey guys I have a quick question in regards assigning a mobile home property. Would I need a MH retailers license here in CA? I've read you would have to, to be able to buy/sell Mobile homes, but since I'm just assigning (selling the contract to a buyer) would it make a difference? Technically I'm not buying and selling. Thoughts?

Use what you got, zillow, trullia, and realtor. i'm pretty sure all those sites altogether have some average you can come up with and go from there.

(Answering your question) Once you get that friendly title company, send them over your contract, and have them even help you out. You'll be surprised they are willing to help.

Take action Chelsea!

I haven't done my first deal but I've been striving to. What I did first was line up my buyers and find a title company that can close my deals. The way you do that is, go on google type in all the title companies near your area and start dialing! Some will say no they can't do it, but more no's means you are nearer to a yes. "Are you guys familiar with working with investors? If so, can you guys close this particular deal? *Explain to them what you are trying to do* Again some will say no, but one will guide you along the way (: Remember these title companies want your business as well, as much as you need them, they need you! Have that mindset!

We're in the same position, I just started out as well and just a year older. I agree 100% with @Walter Minja educate, educate, and EDUCATE! At our age it's so critical to be focused to learn more, about anything. I suggest reading a lot of books in self development, not only in Real estate Investing itself. I personally like to listen to audiobooks and whenever I get tired of it, I go ahead onto podcasts. Sad to say but I don't listen to music or radio anymore, but the past few months I've gave that up I feel more knowledgeable within certain things. I mean it's a  lot better than hearing the same music every single day, and having to change the stations every time. :)

@Chad Hale Yeah, I hear you. I do have one burning question since here in the San Jose area, the prices are up high. Is it okay to be disregarding the rule of thumb for .6-.7 ARV rule of thumb? Maybe even bumping it up to .75-.85. I mean I did some mock calculations, a rehabber is still able to flip at those numbers and get between 50k - 100k!

@Brett Snodgrass Got it, yeah I'm learning to be patient it will come, either in 2 weeks or even 3+ months. Harder I work the luckier I get, right?

@Chad Hale I am targeting SFR, yeah San Jose is HUGE. I actually need some insight in regards to that. I don't exactly target a specific zip code, but I actually target the whole Santa Clara county. Would it be more efficient targeting just 1-3 specific zip codes?

@Dylan Vargas Thanks, in need of that positivity, writing these handwritten letters/postcards past 2 weeks have been tough on top of a full time job! ROI, better come soon hopefully :) goals this month is to send out 500 - 1,000 mailers as well as 500 - 1,000 postcards!
