@Matt Popilek looks like I found my homework for the month. I’ll get to that as soon as possible!

@Debra A. where can I find this “smart series” program? It sounds good! How does the rate on that program look like?

And to answer your question, yes I’m going to rehab to tap into equity, and more than likely do cosmetic stuff + updates to get the rents to market value!

One of my goals this year is find a Fourplex to house hack in..and do some sort of BRRRR strategy.

Sorta a dumb question.. - If I was to purchase a Fourplex off market (all-cash/hardmoney) get it rehabbed and rented for the next 4-6 months.. 

Do I get ALL units rented out and begin the cash out refinance process? Or its ok to live in one unit? Would it be more logical to get units rented out and once the refi process is done..I move in one of the units.

How should I go with this process?

Ps. I can't get a FHA loan, PP is in the 7 figure range. (Bay Area)

Really curious, how exactly does the auction process goes? And why does it happen, step by step, does it goes to a pre-forclosure process correct? 

Last month, I went to an auction that happened in my county for the first time and unfortunately it was "cancelled" or postponed. It seemed that this happens often since no one was really surprised, I didn't really get to ask why..but why did that happen? Any specific process on how it goes?

I'm looking to see if there are some opportunities to be made, can you make an offer to the seller before the auction date and buy there property "Cash"? I'm seeing different answers online, so I wasn't entirely sure.

Best piece of advice to you is take action and fail again and again!!! Market like crazy, I suggest learning from Sean Terry, flip2freedom. He has some great content regarding wholesaling.

@Elizabeth Wilson This helps :) I'm curious upgrading to Investor fuse, would you have to pay the Podio upgrade as well? Correct me if I'm wrong, I'm new to podio, I'm trying to make everything flow together, e.i when a Lead is set as an APPT, moves into the appt data base.. Is that only for the full version of Podio? I hope I'm making sense LOL.

We are learning everyday and along the way :) I will keep these mistakes in mind and hope I won't do the same when I get down that road you're in. It's always better to learn from other peoples mistakes than your own!
