How did you guys sort this out to figure out who is "2-5" years delinquent? I got a list from the county, with over 6k + names obviously i need to scrub off land and other properties but how do I make it compact and high quality list

Hello Bigger Pockets,

I have A LOT of returned mail I want to tackle and cold call them. Also, with my limited budget of marketing after sending out my mailers beginning of the month I would be dry the last 2 weeks.

I want to take initiative, and be cold call as much as I could in my spare time which I don't mind doing, if even tracing ALL my current lists in my pipeline and start calling.

I know there are some websites out there like TLO, accruint, and a couple others but I have been informed that you will need a corp/llc set up.

Does anyone know any skip tracing websites that let you do it as much as you can in a monthly subscription bases?

Hello Bigger Pockets


I contacted a specific county and they sent me a form to fill out of which Tax file I want. Bolded below is the form they sent along which type it's under. Crazy they are charging hundreds of dollars, but more than likely this niche is untouched, so I don't mind paying.

Now my question is which of these defining the "Tax Delinquent" file? Is it the:
I. PTS FILE? V. SAM FILE? OR VI?



I. PTS FILE : Cost between $100.00 and $500.00

This file identifies the 300,000 + âsecuredâ tax parcels located within the
County. It includes parcel number, Tax Rate Area ( TRA ), Assessed Value,
( Land, Improvements, Personal Property ) Property Owners Name, Property
Address, Exemption information, current tax bill status and additional data.


II. LEVY FILE: Cost between $75.00 and $150.00
This file provides information on each LEVY assessed against Secured Tax
parcels (PTS ) in the County. The primary sort is CORTAC number, and for
each parcel, there is a separate record for each applicable Levy code. The file
shows Levy Code, description of Levy, 1st and 2nd installment amount, date paid,
Tax Rate Area, Special District taxes and tax bill number.

III. CORTAC FILE: Cost between $75.00 and $150.00
This files summarizes Secured Tax payment data for ALL secured
parcels. The primary sort CORTAC number. Includes Parcel number
amount of each installment and installment payment indicator and tax sale
indicator.

IV. 1915 ACT BOND FILE: Cost between $75.00 and $150.00
This file identifies parcels required to pay for 1915 Act Bond Redemptions.
It includes parcel number, Assessment District ID, Bond description and
amount, 1st and 2nd installment amounts, Bond Principal, Interest and Fees
Levy codes and revenue accounts

V. SAM FILE: Cost between $300.00 and $700.00

First time customers must pay $500.00 up front for their first SAM File
This file provides information on delinquent secured tax parcels, and includes
Tax Sale ID, status, Parcel Map, Book and Page, Parcel Number, Tax Rate
Area, date of original delinquency, amount of delinquency, breakdown of
delinquent taxes and penalties by tax year, installment plans, and payment
history.

VI. SPT SUPPLEMENTAL FILE: Cost between $200.00 and $1,000.00
This file requires the requestor to specify âfromâ and âtoâ dates, and selects all
Supplemental activity âflaggedâ during the specified dates. It includes Parcel
number, Owner name and address, net value change to land , improvements
and personal property, HO Exemptions, penalties, 1st and 2nd installment
amounts and payment dates, delinquency dates and event dates.

VII. BUD UNSECURED FILE: Cost between $100.00 and $200.00
This file provides information on all âunsecuredâ property ( boats, airplanes,
business property…) on the tax rolls.
It includes account numbers, identification codes, value, owners name and
address, Tax Rate Area as well as tax amount .

@Jay Hinrichs Let me U-turn this conversation to a different subject, if you don't mind. I am very much with you in regards to the market here in the BAY, it's insane! I've been networking a lot and meeting really great people (potentially people with private equity). What was your way of raising money? Before jumping in the game. 

As for me you can see I'm looking to get in the facet of short-term investing WS/Flips/Referral Fees Etc to build my equity and 'raise' my money. Would you share some ways you have? (I only have Marketing Dollars/monthly from my 9-5 job) Shucks, LOL.

@Jay Hinrichs I hear you, thanks for the input! I love that heads up as well. BUT hey! In every problem is a solution. 

Wouldn't you say having a well trusted relationship with a buyer can remove that ugly situation out the way? :)

@Jay Hinrichs with in having your team door knock, what type of return have you gotten (Small Data would be nice I love numbers) ?

So would you suggest hitting these leads very last minute?

I guess as a wholesaler wouldn't be that the downside for me unless I have a GREAT buyer's list and line them up in less than 3 days. Since it seems you're a RE developer and keep them for yourself. Of course down the road I'm open to keep them for my self for better monetization, but need to increase some capital!
