Post: Success in Pre-Foreclosure Niche?

Hello BP,

I know in today's market pre-foreclosure niche is waaaay saturated (Bay Area Market). I've heard from a podcast somewhere that an owner in pre-foreclosure had over 30 letters from investors in ONE WEEK. 

I'm looking to expand my marketing (other than direct mail) and target this particular niche. I'm brainstorming creative ways to target this niche instead of DM to stand out.

Bottom line, my question is what is the process in a pre-foreclosure deal process as a wholesaler? Is there a hiccup in between I should watch out for or should be aware of? 

ps. I'm thinking of door knocking!

Hello Bigger Pockets!

I've been doing direct mail campaigns and I'm trying to get more organised to be able to have great data to look at. It can get really stressful tracking response rates/numbers on paper or just google docs.

I'm looking for some excel spreadsheet to plug in my campaign and calculate my marketing results. 

Can anyone provide me some sort of "Campaign Tracker"? Or if anyone has suggestions to track results it would be appreciated!

@Jose Guevarra That sounds promising, good luck on the lead. I'm planning to send the county of the list I want, should I just say between 2012-2014 late on taxes?

@Shawn Ackerman Do you ask for absentee, or doesn't matter. I noticed asking for these from the county, will also give you land as well as roads which is someone i wouldn't want to market. Would you suggest just SFH up to Multi's? Appreciate your time Shawn

I wanted to hop in this forum, since I actually recently posted a question regarding Tax delinquent list. My main questions, when grabbing the list from the county they ask for a specific criteria. What is the golden criteria by chance? :) Feel free to hop in the forum I recently posted its more detailed question.

Congrats in your first home purchase! I would say listen to the podcasts they provide here, and see what interests you. REI has a lot of facets!
