Information Overload Is Making Me Hesitant To Start Wholesaling

Hello BP community!

My name is Renee, and I've been a member since January of this year, but I haven't carried out my first deal yet. I've been attending so many seminars, reading so many forums, and all of the information and fluff is making me very hesitant to get started out of fear that I'll mess everything up.

I don't have a real estate license, and I want to get into wholesaling, because it requires little to no capital. However, it seems like everyone is selling a magic pill, or just throwing information at me all at once, and it's very overwhelming.

How did you all overcome this? I would really like to be able to complete my first deal before the end of May, but I think I am just very fearful at this point. I know how to generate motivated buyers, I know how several ways to find distressed sellers without spending an arm and a leg on marketing, and I know how to get in contact with a title company to help seal the deal. All I'm missing is a contract, but I've heard that I can get one of those from my local REIA for a small fee or something like that.

Is there anyone on here in Austin who wholesales? What has your experience been like? I feel like all of the gurus are based in Arizona or something, and I would just like to see someone who lives in my city, or even my state, being successful in this business using BP as their main source of education. I'm not looking for a mentor, just someone to serve as an example of successful for motivation.

Sorry, long post, but I guess I'm just asking for some reassurance that doing this is possible, since everyone around me keeps telling me it isn't. :/
