Does the seller know the buyer? What type of relationship do you have with your buyer?

IMHO, if this buyer you have is someone you know and you've talked to as in network with. He should know you're a wholesaler and you're giving him a chance to look at the property and even potentially buying it to profit for himself. Most cash buyers/flippers are ethical and wouldn't do you dirty, because they'd want more deals from you down the road. BUT a the same time they are some shady people in this business, and I would definitely go with my gut feeling with the buyer and how the situation is, which only YOU know.

Hello Bigger Pockets!

I have two question for those who's mailed to Tax delinquents as well as able to grab that specific list.

I was able to retrieve the list a couple months ago from the county, and it was a total mess I guess they wanted to be really specific of what I wanted since they have millions of records. Looking through THOUSANDS, of properties/addresses I began to notice that 30% of the properties were roads. Like literally just property owned roads and some land.  So now, I'm trying to retrieve a new list again and make sure to get the right list. 

So my questions is.. What is the criteria needed to have a successful Tax Delinquent list? This is what I am brain storming currently.
- Specifically Single Family Homes.

-  Perhaps a 1-4 beds / 1-3 baths.
- Properties 1985 or 80's OLDER.

- Homeowners who have been behind for more than two years(?), around $2,000 or more. I live in CA and taxes are ridiculous, so I'm not sure what's the golden number here in this area.  (Not sure about this, I may have heard on one of the podcasts.) When I inquired about the list the first time they mentioned a time frame to be able to assist be better for ex. "11/01/2014 - ending 12/31/2015"
- Unincorporated properties
- Absentee Owned?
- Trustees ok..

Second question is....... What message would be preferred and best to send out to these property owners?

If anyone has done this, let me know. :)

I wanted to update all of you guys! (If you guys are only curious what I've done) (:

I finally finished my website, I went with the route with Wix (sweat equity) and created it on my own, with the help of my gf. Here it is, criticism is definitely welcome!!!! I'm probably going to tweak as I go.

Please note that I'm not using this for SEO, or PPC. Just for a website presence when others do look me up after receiving my direct mail.

Let me know what you guys think.

@Reggie Williams For now just one in the time being, I'm looking at wix and square space at the moment. 

@Account Closed how much does investor carrot cost? A lot of investors use them, must be oh so convenient!

@Scott Costello For someone like me totally going with Hours for dollars (: What do you use specifically? Do you have any idea with pros and cons? I'm actually debating between wix or wordpress. Not too sure but I read somewhere depending on what you use SEO may differ from what you use, did you have info on that?

I wanted to jump in this forum and hear from others who've done it and has it running smoothly! For most, you guys probably pay someone to do it, but for someone like me I have the time to learn and do it my self so I have the power of flexibility on it. Best place to get domain and host?

Just google local title companies in your area and call each one and see if they can offer the service that you need. That's what I did! I called each one and said I'm a real estate investor, and just moved in this area, I'm looking for investor friendly title companies to help me with.....blah blah, and explain what you want!

@Account Closed Checked out your domain! Looks really professional, I was actually was looking over wix, I just wasn't sure if I had to purchase the domain first and foremost. Is Wix possible to be created for lead capturing website? Like Investor Carrot, lead propeller etc.
