Lost 2 good deals in the last month

I know this is not new and is a common problem for most investors but I have been losing some good deals recently due to some pain points that I could resolve with some help ! I read some articles on how to analyze but getting comps and checking on title are my main issues.

  • Evaluating a deal - after reading up some posts, I got in touch with an experienced realtor to get me sale and rental comps on properties (along with his advise) but this realtor is busy and takes 1-2 days to turn around. To the realtor's defense, he is knowledgeable about the area I am interested in and is naturally busy. I should not have waited for a free advise and am thinking of incentivizing my search to offer some fee to him if I close on a property that he evaluates but not sure if he will accept it. Is there a paid site where I could get similar comps for myself so I can avoid this wait time ? Any other alternatives ?
  • Evaluating a title - I have had issues with some titles that have dubious entries and I have taken help of title company that I worked with in the past but they are extremely busy most of the time. I know there are a series of steps to go about this search on a CAD. Is there an alternate paid subscription service to do a title analysis ?

An update - For the title search, I found a site that could do this search per home for a price - it says that they can turnaround with a report in about 24 hours. Not sure if there is a bulk search plan though !!
