Post: Water leaked from toilet on second story

My parents came home to find that the upstairs bathroom had a leak from one of the bolts not being tight enough. The water leaked through the edges of the vinyl floor and now there is a big water stain on in the ceiling in the downstairs kitchen. I can try repainting the wet spot but I want a permanent fix and don't want it to rot overtime. What could i do in this case?

Way to go Geoffrey! I bought my first home at 21 and I wish I would've gone with a fourplex instead.. This is still my goal to own several sfh and 4plexs. I'm sure you know this but make sure to screen your tenants thoroughly.

Hi @Bruce Duval, thank you so much for making this thread. It is so awesome that biggerpockets is full of genuinely good people that are willing to help eachother and that is why I enjoy reading and getting great tips.
Where can I get a list of high equity absentee owners?
I have began putting out bandit signs but they were quickly taken up and replaced by competition lol. I want to target different intersections perhaps put the signs up high on the telephone poles with my handy dandy tool I made.

At what LTV does it make sense to take a property subject-to?
What happens if the lender finds out and calls the loan due. I am a bit confused of why investors take this risk. Would a homeowner be able to file a suit if the investor misses any future payments?
If you take a sub-to and wrap it to a new buyer, do you have to use a loan servicing company in Texas?

How fast can the market change? Can a property depreciate largely in a couple of months? The only way I see this happening is if a big employer closes nearby?

Great job Greg I am sure your determination will create success. You and I think alike lol. I used to get anxious and try to pan out what I would say during a phone conversation. Now it's second nature you just do it. You are providing help to homeowners and those who need help will be attracted to you. Even though i haven't completed a wholesale deal yet I plan on implementing some of the great strategies I see here on BP.I just wouldn't spend so much time going to open houses. Good Luck

I am also considering becoming an agent with KW. Yesterday a realtor called me from a for sale ad he saw online so I asked him a few questions about it. The more I have read on glassdoor about KW the more I like them.

I have directv which i share with family members and pay $35 for high definition dvr and movie channels :). For internet I have charter $33. I see some of my facebook friends complaining about their bills and being broke but those are the same people that are buying brand new cars and paying uverse $200 per month!

I used to collect rent through either chase quickpay or money order but I just received a text from my tenant saying he will pay me in cash. I am set to pick it up in 30 min. Do you guys ever collect cash, I don't like the idea but I will make sure to get a receipt signed and dated. Any input please let me know
