Hey there neighbor! I am right down the street from you in Saginaw but spend my weekends in Keller. I am targeting the Summerfields and Watauga area for a rehab for myself. So awesome that you have taken the steps and got your marketing out there in the hands of the homeowners were it belongs. I struggled for a long time just reading and reading analyzing things until a few weeks ago I realized i'm not getting any younger lol. It's hard to stay motivated but its so important, I have my days where I am super confident and other days when the little voice behind my head says I can't. David Tower I have my domain for my business and have a little cheap weebly website. It took me 3 months to obtain that domain but I really wanted it and now I need to build a website. I'm not much of a designer but I like your website. How did you do this?

Even though I have not closed any deals yet, I have found bandit signs to be a good source of constant leads. Are all quality leads? No but at least alot of them are potential sub-to and shortsales. I have only stuck to doing 2 or 3 intersections 16 signs out at the most for a weekend. I set them out Friday night and pick them up Sunday night. I am confident I will close some deals with this type of marketing but I am also going to try placing an ad in my local residential newspaper. I just drove by one corner where i have left a kamikazee sign for 3 weeks and it is still there, except now there is another sign next to it with my phone number. I did NOT place that sign there LOL im puzzled why someone would want to put my sign up.

Hi Keisha, thats awesome that you have decided to go solo. I am a few weeks from getting my license and joining Keller Williams. The reason I want to join their brokerage is because I hear they have great resources and training for new agents. What tips do you have to stay plugged in to learn more. Did you network with other agents or attend seminars/trainings often? Thanks for your reply I also sent you a colleague request!

I am getting my courses done to be licensed and I came across this. This is a strategy that I want to implement in my business in the future but being an agent would make it illegal. Any thoughts?

WRAPAROUND MORTGAGE
The seller actually uses his equity to create a loan for the buyer. Used
most often during times of high interest rates, it is illegal for real estate
agents to write contracts with this financing. Legal counsel is strongly
recommended.

Christopher Christie I have some pics from the demo today. The guys only did a few hours of work and so far this is the progress. I think its mudset. I will post some here soon. I got these guys to do the job for 2k to remove the tile only. Other contractors wanted almost 6k! They are using an electric chipping gun and I feel bad for them its going to take them a while. Today they only got to work 3 hours bc their truck broke down but I am helping around with as much as i can since I like doing this dirty stuff. At a restaurant I had, we had to remove the old vct tile from the old building and it was a week pain in the arse to remove that stuck on vct. My hands were still shaking a week later from all jittery movements lol. I installed the quarry tile myself and it turned out really nice with volcanic red quarry. The grouting was a back killer so I finally took my wives advice to hire someone to finish it out and they did it super fast. One thing I learned is to just hire someone if it will save time.
Joel Owens this Steak and Shake was crap. The location is excellent in a high traffic area but the management in charge sucked at their job. Actually today my contractor told me the guy in the building behind came by. He asked him for his business card and told him that he heard they closed down because they were having wild sex and drinking parties! I went to this lousy restaurant back in the day and the service we got was terrible. Now this piece of commercial property had been an eye sore with boarded off windows for the past 4 years or so. That Steak and Shake lasted maybe 2 years. As far as the restaurant equipment, I placed some on ebay since it worked for the last few things I sold but not these. I may hold an auction but i dont want to give 30% premium to them. My mil is really into the stained concrete look for medical office so she has the final word. Thats a great idea about the drive thru window! She actually wants to keep it to have easy lunch deliveries since that will be the lunch room haha. Last night we were joking that maybe my father in law can give drive through flu shots. The building next door used to be a chase bank and now its a dentist and behind its a medical rehab supply.
Bill Gulley the stained concrete guy told me it needs to be removed to pour a half inch slab. Maybe too late now.
Randy F. please dont scare me I have a 4 month baby boy and I don't want to give him away :(. The exterior walls are brick with yellow insulation and covered in plastic moisture barrier.

Hello everyone,
After a long day of demolition at my mother-in-law's clinic I came home and calls started coming in from my signs marketing. I really enjoy the demolition its a lot of fun and can't wait to see how it all looks once we have the clinic up and running. A few calls today were handymen or contractors looking for work and I took down their number for future reference.
One lead that came in is motivated and wants to sell. Its a little bit nerve wrecking still talking to sellers and I need to get over that little fear. I did good and built rapport with him before talking about his house. He has been divorced for three years and his sons graduated and wants to downsize. His wife signed off the house to him and as part of their divorce settlement, they will split the commission. The payoff is $116k and the ARV from quick zillow and realtor is around 160k. I should have my realtor license in a few weeks and its going to help running good CMAs. Roof is new, only something about the garage needs fixing and most likely cosmetics. I wish I could get a seller to give me a price but I keep pressing the issue although I don't think I am doing it right. He has no idea how much his house could sell for and I told him what I do for my business I need to buy it at a discount. Now, I don't know if this is too much of a good wholesale deal but he would owner finance. Perfect sub-to. 2 years after he purchased his house in 1999, he refinanced with citi at 4.5% 30yr. I told I could provide close to fair market value with this approach and he likes the idea. He also needs help finding another place to live.
So tomorrow at 11am we are set to meet to look at his house. If there are any sub-to investors who would like to join me tomorrow that would be great. I'd like to learn a little from you if you can help me out and if this house is a good candidate for you let me know. The house is located in North Fort Worth Keller area. First of all I apologize if I am posting this on the wrong section of the forum but I could not find anywhere else to ask. I have a task ahead of me to be the construction manager for my mother in law's business. She purchased a 3,700 sq ft restaurant which will be converted into a medical office. Needless to say there is a lot of work left. I am taking the challenge to learn more about rehabbing, although this I imagine is alot different than residential.
I am looking for a crew to remove the old tile floor. Most of it is quarry tile in the kitchen areas and the rest seems to be smaller 1 inch sections of tile. Her plan for the floor is to make it stained concrete although I think commercial plank would look nice. My question is this. How much do you think is a good bid price to remove roughly 3,600 sq of this tile. Would it be more cost effective to hire someone to do both the removal and the conversion into stained concrete. If so is there a chance of the new floor being damage during the extensive remodel. I hope someone could help me with these questions. Thank you
