After a long day of demolition at my mother-in-law's clinic I came home and calls started coming in from my signs marketing. I really enjoy the demolition its a lot of fun and can't wait to see how it all looks once we have the clinic up and running. A few calls today were handymen or contractors looking for work and I took down their number for future reference.
One lead that came in is motivated and wants to sell. Its a little bit nerve wrecking still talking to sellers and I need to get over that little fear. I did good and built rapport with him before talking about his house. He has been divorced for three years and his sons graduated and wants to downsize. His wife signed off the house to him and as part of their divorce settlement, they will split the commission. The payoff is $116k and the ARV from quick zillow and realtor is around 160k. I should have my realtor license in a few weeks and its going to help running good CMAs. Roof is new, only something about the garage needs fixing and most likely cosmetics. I wish I could get a seller to give me a price but I keep pressing the issue although I don't think I am doing it right. He has no idea how much his house could sell for and I told him what I do for my business I need to buy it at a discount. Now, I don't know if this is too much of a good wholesale deal but he would owner finance. Perfect sub-to. 2 years after he purchased his house in 1999, he refinanced with citi at 4.5% 30yr. I told I could provide close to fair market value with this approach and he likes the idea. He also needs help finding another place to live.
So tomorrow at 11am we are set to meet to look at his house. If there are any sub-to investors who would like to join me tomorrow that would be great.
