After attending all DFW reia meetings I am sticking with the fort worth group. They are legit and aren't after your money like some of the others.

Hello everyone,
Does any one have any experience being a Certified Property Inspector?
My father told me about it this morning and there is a course tomorrow in Dallas to become certified. The company offering the certification is NAARPI and Its around $280 for a 9-4pm class. This seems like a great opportunity to learn more about landlording and inspections and the pay seems great but I don't want to fork over my money without anyones input yet. thanks!

I have heard the same and verbally have mentioned it to them but forgot to put it down on the contract. I did write that I make 6 months inspections and 1 month prior to the lease ending. Also collect first months rent and deposit before you let them move in.

I used the rental agreement here on the BP files just make a search for it. Maybe someone else can better advice on what you should include and what addendums to add to make it better for you.

Hi Albert congrats!
I have been a landlord for the past two years so I am pretty new. What price did you get it for and does it need any repairs to make it rent ready? What's your monthly payments, interests, taxes, insurance total up to and have you checked how much you can rent it for in that neighborhood?
Throurougly screen your tenants and get them to fill out an application for each adult. I used a company called Mysmartmove, you can find them here on BP. They do all the criminal and credit check for $25 per applicant. You can either instruct your potential tenant to do their own screening on the website and pay the $25, or you can also choose to do it yourself. Make sure their income is at least 3x the gross rent and have a stable job. Check previous landlords is a must. Any questions feel free to ask I hope this can be of help

I am willing and able to do whatever it takes to learn alongside an experienced investor. I am not focused on the now reward in exchange for someone's time to mentor. Time is valuable and so is knowledge, that's payment enough for me.

For the past couple of years I have been sitting on the sidelines reading and trying to establish my business. I feel a strong calling for real estate and to help others. Growing up and seeing my parents face foreclosure was really painful and made me realize what I could do to help homeowners facing that same situation. 
I decided to jump into the restaurant industry by buying a small restaurant in December of 2010 and rehabbing it. Without any experience we went from very few customers to having a steady base but I found out that the restaurant biz was not for us so we sold it exactly a year later. It was a great experience and I don't regret it because I learned how to remodel, interact with customers, market and accounting. 
Fast forward to right now, I keep educating myself by reading as much as I can here on BP, attending reia meetings all over dfw and scanning the mls to see how the market in my area is doing. I want to take advantage of this real estate boom to secure a future for my family and help my aging parents retire. I am expecting  a baby boy any time know and I am thrillled about it.
I have a small online business and work from home so it's a great thing that I can raise my son. 
I have everything ready to go for a marketing campaign except I keep putting things up for later for fear of messing up. I am looking for a mentor to shadow and learn from. I am fluent in Spanish and I can be of help in this DFW market. I see great opportunity with the Spanish speaking community. I have also met with homeowners in the past but most had no equity in their homes so i passed those deals. I am eager to jump in and get some wholesale deals under my belt and help out as much as I can. Thanks

Thank you for the replies. I certainly don't want to break any rules in my city. I will talk to the code officer to ask if it may be possible to put them out Friday nights and pick them up Sunday evening.
