It's a 5 year old toilet in perfect flushing condition. I replaced the flushing handle not long ago with a standard cheap on costs $2 but the thing is super hard to push down when flushing. At least it gets the job done but I learned to not go with the cheap handle. Or maybe I installed the wrong way. I had to bend the metal rod part inside at a good angle where it doesn't make contact with the top lid. My father replaced a new rubber washer and tightened it.

Steve it was a bolt from the tank. It just needed to be tightened.

Ok I remember doing this back in the day. About 6 years ago I was helping my mother inaw by running some coax cable lines in her attic, I took a wrong step right as I was finished and stepped on the Sheetrock. I fell through but landed on a stud with legs wide open. Hurt quiet a lot but my brother in law helped me patch the holes up. Thanks for the tips

How much option money would I be risking?
At 6% and $6,600 down what would my payments be?
How can I verify rents? Can I ask for lease agreements from both tenants?

Besides road construction I don't see anything else being built around there. He said there is a church that might be interested in buying the house. For what reason I didn't ask. The property sits on 1/3 acre lot.

Thanks J Scott. Thankfully the leak was overnight and my dad noticed it this morning. I don't know if you can tell from the picture but the bottom left the taping is coming undone. Is there an adhesive or sheetrock mixture i can use on this small spot. I have also noticed in my mother in laws house the same thing. She added a theater room and exercise room on the second story on top of her garage and I see that the tape is peeling out and it doesnt look too good.

Another thing i forgot to mention is that he wants the buyer to pay last years taxes $1,600. Also, the city is planning on turning this into commercial zone. Would this impact the deal at all?

I have just started browsing through craigslist to find motivated sellers and so far this is my first call. From my conversation with the owner, he has this house paid off and started at $80k and then $70k. This is probably way too much but I am just practicing my negotiation skills :). There are two houses on this property though, the main rents for $700 3/2 and a small 1 bdroom house in the back $500. So pretty much $1,200 possible rents on it. The back house needs rehab in bathroom bathtub. It seems this guy will go lower but did not take my $40k offer. He would also do 6% $5k down on owner finance on it. Ok on to the next one just thought i'd share with anyone if they are interested. For some reason i can't find it on TAD.
