Thanks Joel, I just got off the phone with Goddady and asked them about their search engine visibility tool $1.99/mo. They said its worth it because google sometimes takes 60 days to put you on there. Is this true?

With a wrap around will my lender "Wells" call the loan due with the "due on sale clause". How are sellers doing wraps with this clause.

Quick comps put me at $98K, I need to put in $3-5K in rehab to change carpets, redo floor in living room, nice curve appeal.

Mike, what would my cash flow be considering the 26 bi-weekly periods. I didn't even take that into consideration. Wraparound is what I am looking for! I see properties in my area that I assume have been taken subject-to and then show seller financing available. Is this what I am seeing or are these investors actually buying the house outright from the sellers and advertising them as Owner finance.

Option 1: You can use our signs for FREE! Just leave a $50 deposit and bring the sign back when you're done. Use your name riders to get the leads!
Option 2: You can purchase your own signs for your listings. While at first that sounds like it costs you money, it actually MAKES you money because your phone number is dominant on the sign. Although the office number is required, you can put your number larger and more prominent on the sign which means you get ALL the buyer calls on your listings! Thanks Tim and David for your thorough answers. $850 for a $35K property that is awesome. David what you wrote made me take a closer look at multis. My wife's stepdad is opening a school in China with some investors and they are looking to buy income properties in my area. I want to structure some deals for them once I gain more experience. I am a bit stuck on estimating the cost of repairs but I am meeting with an investor in my area that is familiar with flips. Thanks again
