Post: Loud dogs near the house

My residence was similar--the difference was that the barking dogs were at the side of my house, at the driveway and garage, the rear of thier house.
For me it was a bonus: I had a dog that didn't bark, didn't let me know if someone was coming, or at the door. Those dogs let me know if anyone came near my house--they were my watchdogs, and I didn't have food bills, vet bills, or cleanup.
The people who bought the property asked about them. I told them that honestly, and said that they scared me until they got used to me. (He spends a lot of time in his garage workshop, and would be feet away from them) I would take a small radio out with me, tuned quietly to a talk radio station--general NPR--and I'd talk to the dogs. I'd tell them of my day and the weather and evertyhing else to get them used to my voice and smells and sounds. It didn't take them long to get used to me, and they remained "my" watchdogs.

This may relieve some of your stress: Some burn hospitals, especially for under 18 yo, don't charge--or, rather, receive care regardless of parental ability to pay. Shrine Hospitals are among them.
The rest, well, it remains to be seen.

If you haven't yet, consider getting temperature controls on those heaters right away.

If the child is not in a Shrine Hospital, and has to pay for care, maybe a move to a Shrine Hospital is worth working toward.

A Friend is taking my four hollow core panel doors to a friend of his to have him trim them to size with his table saw. How much is appropriate to offer him for this work. The fellow volunteered to do it free, and I appreciate that, but I don't know him and feel I should at least offer. i don't want to either insult or over pay.
What's it worth? Quick trim of 4 doors with a table saw by a man who knows what he's doing, vs hand planing and sanding by a man who doesn't really know?

I sold a house a couple of years ago FSBO in Arizona, in an hoa. My original contract was very short--about a page. The buyer ran into a problem, and I had a chance to add an addendum, and did. The addendum is 1 1/2 pages.
I found the addendum, and will email it to you, if you like. I will look for the contract for you, and don't forget the other info the seller should have for you, hoa info, lead based paint, pool, termite, community info--whatever a realtor would have, I included with my contract to sell.
It probably generic enough to post here. You must see it as a guideline, as your state law and your needs may be different from mine.

I chose the title company, and they worked with both of us, guiding us through the process.
I plan to do it again in a couple of months.

I'm not in a position to help either of my 30s+ kids with THAT kind of help. I doubt either would accept it, either.
What I can do is offer a little now and then as extra principal only payments ON that mortgage.
Being able to do that for myself helped me into the position I'm in now. Neither of my kids can do that just yet, and I know that at the start of a mortgage, even a few bucks extra on principal only, even sporadically, makes a difference.

If I were keeping the house, to live in or as a rental, I would replace only 2 of the windows in the bay. I think the house will sell quicker and for more money if the glass in 5 windows is replaced. The condensation in 4 of them is bad. Low E glass will be used.

I also plan to replace the kitchen sink and faucet as both have seen better days, and the 3 bedroom doors.
